Introduction

Keats House is a detached holiday house with gardens to the front and rear. The house itself has two floors. The ground floor has toilet facilities but no bath/shower provision.

Pre-Arrival

  • All guests are provided with written directions to the house.
  • The phone number for the house is 01983862461 - there is broadband facility.
  • The main town of Shanklin with shops, small supermarkets, restaurants and an island-wide bus service can all be reached within a 5 to 10 minute walk of the property. There is also a car park in the town for those who prefer to drive. There is a railway station in Shanklin (15 min walk from the property) which links up with the towns of Lake, Sandown, Brading and Ryde.It takes 5/10 minutes to walk to the seafront.You can also take a lift, which goes from the cliff top to the esplanade.It takes 5 mins to walk to the nearest pub.
  • This access statement is available in the 'Welcome File' in the cottage

Arrival & Car Parking Facilities

  • The entrance to the property has a large gate and can be held open with drop down bolts.
  • There is car parking for 4 cars directly outside on the driveway to the house.
  • The driveway is tarmac and is part inclined.
  • There is a path round to the right of the house which leads to the gated rear garden and to the side entrance of the garage and to the rear of the house.

Main Entrance, Reception

  • The main entrance to the house used when you arrive is the ‘Front Door’. The key to this door is retained in the garage, which is accessed via the rear of the house. The exact whereabouts of the key is issued before arrival.
  • There are 2 other exits/entrances to the house.
  • From the Breakfast Room you step out onto an area of decking. There are about 5 steps from the decking to the grassy part of the garden. There is a hand-rail. From the Kitchen there are 2 steps into the garden. The keys for the breakfast room and the kitchen doors are hung up on a key rack in the kitchen.
  • The front door entrance to the house has one shallow step.
  • There is a chest of drawers in the hallway and on the top of this there is the ‘Welcome Pack' within which are all details of the house.

Public Areas - Hall, Stairs, Landing, Corridors etc

  • There are no lifts in the property.
  • There are 2 floors.
  • There is a WC on the ground floor with a wash hand basin and wood laminate flooring. There is an under stairs cupboard for storage of coats etc. There is an upstairs cupboard off the landing where the cot is stored and some extra pillows/duvets.There is a cupboard on the landing, which houses the boiler.
  • The flooring in the kitchen and breakfast room is wood laminate.
  • The flooring in the hall, dining room , lounge is carpeted in short pile (80% wool). There is a rug in front of the sofa in the lounge and there are two rugs in the hall. There is a coal effect gas fire in the lounge. Instructions on how to light it can be found in the Welcome Pack.

Public Areas - Sitting room, lounge, breakfast room etc

  • There is one spacious lounge/dining room. The large bay window looks out to the garden and to the sea beyond.
  • The lounge is furnished with a mixture of seating – two leather sofas, one large matching arm chair and two other armchairs.The dining table can seat eight.
  • There is a FreeSat TV, and DVD player, with remote controls. There is another TV/DVD in the breakfast room. Bedrooms
  • There are three bedrooms on the first floor. All bedrooms are carpeted. Two of the bedrooms have sea views.
  • All bedding is cotton or cotton/polyester with non-feather pillows and duvets.
  • Bedroom 1 has a double bed and en-suite shower room. There is a Freeview TV in this room.
  • Bedrooms 2 and 3 have two twin beds in each. A folding bed and a cot are also available.
  • Bathroom, Shower-room & WC [Ensuite or Shared]
  • All the bathroom facilities are on the first floor.
  • There is one room with an en-suite walk-in shower (small step), WC and hand basin.
  • The main bathroom has a bath, a hand basin, a WC and a separate walk-in shower (small step).

Self-Catering Kitchen

  • The kitchen is on the ground floor and is all one level.
  • The taps are screw on/off.
  • The worktop is at standard height.
  • Matching crockery is provided in the kitchen wall cupboards, and saucepans, dishes, cutlery, etc. can found beneath the work surface in cupboards and drawers. Glasses are kept in the two glass-door cabinets in the breakfast room.
  • The gas hob and electric double oven can be accessed from the front.
  • The washing machine and dish washer are under the work surfacesThe fridge freezer is to the left of the electric double oven.
  • The kitchen is lit by three spotlights. The flooring is wood laminate. There is a larder where extra kitchen items are stored.A high chair is available. Laundry
  • There is a front loading washing machine available in the kitchen. There is a tumble dryer in the garage. A washing line is also available outside the kitchen.

Grounds and Gardens

  • The garden around the house is mainly flat apart from the area of decking which adjoins the breakfast room and another area of decking at the bottom of the garden. Both areas of decking have steps and hand rails.
  • Patio furniture is available for guest use. There is plenty of seating in the form of chairs and sun-loungers. There is a summer-house with extra seating.

Additional Information

  • No smoking is allowed in the house.
  • Dogs are allowed by prior arrangement.
  • They are only allowed on the ground floor and are not allowed on any item of furniture. Dogs are allowed in the garden but their owners must clean up after them.
  • Dogs must not be left in the property on their own.
  • There is a fire extinguisher in the kitchen.

This delightful stone cottage which dates back to 1761 is built of Isle of Wight chalk and brick. Hackney Stable cottage is situated on a lovely farm in beautiful South Wight countryside. It is a marvellous walking area with footpaths that can be followed directly from the cottage in most directions. There are particularly attractive walks along the course of the river Yar, to the picturesque village of Godshill and to the nearby village of Arreton which has a public house, farm shop and cafe for meals. The cottage is excellent for cyclists as there is access to a network of cycle paths directly from the farm and arrangements can be make for the storage of bikes. The sandy beaches of Sandown, Shanklin and Ventnor are all within a 15 minute drive. Ferries can be booked for you at greatly discounted prices.

Keats House is a non smoking cottage. WiFi Internet is provided free of charge at Keats House. Keats House is available for weekly self catering holiday bookings from Friday to Friday. The normal arrival time at this holiday cottage is 15:30 and the normal departure time is 10:00. Short break weekend and midweek self catering holidays are available from 28th September 2018 to 4th October 2018, 5th October 2018 to 25th October 2018 and 26th October 2018 to 20th December 2018.

Alternatively, a train line to Shanklin takes you to the town centre from where it is a moderate walk to Keats House. It is easy to reach many of the Island's popular holiday locations by bus when staying at Keats House as Route 3 and Route 2 pass nearby and include locations such as Ventnor, Godshill and Sandown. Two small well behaved dogs are welcome. The back garden is closely hedged and gated. Pets are not permitted upstairs, on the furniture or in the bedrooms. We also ask owners not to leave dogs on their own in the cottage and not to allow them to foul the garden. Puppies and also dogs with incontinence problems are not permitted without specific agreement. Please ensure that your pet's treatment for the prevention of fleas is up to date.
