INTRODUCTION

Apse Manor Forge Cottage is a holiday cottage situated in a peaceful rural hamlet in the countryside. The Cottage is all on one level but has a step leading into the lounge from the courtyard. It therefore has toilet facilities and a shower on that level.

PRE-ARRIVAL

  • All guests are provided with written directions to the cottage
  • Public transport is available 400 metres at the end of the lane.
  • The nearest town of Shanklin is about 1.5 miles away. There is a corner shop 1 mile away and Morrisons is only 1.5 miles away.
  • This access statement is available in the "Welcome File" in the cottage.

ARRIVAL AND CAR PARKING FACILITIES

  • The entrance to the courtyard has a gate which will be open.
  • There is car parking for 2 cars directly outside of the cottage on the flat courtyard which is paved.
  • There is lighting around the driveway and the cottage.

MAIN ENTRANCE AND RECEPTION

  • The key to the cottage will be given to you by the owners who will welcome you. On the rare occasion they can't be there, you will be notified of alternative arrangements before arrival.
  • There is only one other outside door leading to a patio at the rear which is accessible from the double bedroom.
  • Both the front door and double bedroom door have one step up into them.
  • Your Welcome Pack will be on the dining table in the lounge.

PUBLIC AREAS - LOUNGE

  • The lounge is furnished with a leather L shaped sofa.
  • The room also has a dining area with table and four chairs.
  • The kitchen is cleverly hidden behind doors which open back to reveal a fitted kitchen with a stainless steel sink, refrigerator, gas hob and microwave oven with a double grill.
  • There is a TV and DVD with remote controls.

BEDROOMS

  • There are two bedrooms on the same level, one with a 5ft double bed and the other with two single beds. All bedrooms are carpeted.
  • The bedding is polycotton with duvets and non-feather pillows.

BATHROOM

  • The bathroom contains a shower, pedestal basin and the WC

SELF-CATERING KITCHEN

  • The kitchen is hidden behind doors in the lounge. The taps are screw on/off.
  • The worktop is at standard height.
  • Catering standard crockery is provided under the worktop together with glasses plates and cups. Pans and cooking pots/dishes are also there. The gas hob can be accessed from the front.
  • The microwave is on the wall above the worktops. The fridge is under the worktops.
  • A drawer in a large freezer is available in the utility room adjoining the cottage.
  • The kitchen is lit by spot lights. The flooring is oak.

LAUNDRY

The laundry facilities are in the utility room adjoining the cottage. There is a front loading washing machine and separate dryer. A washing line is also available in the garden. An ironing board and iron are also in the utility room together with a selection of books and local information.

GROUNDS AND GARDEN

  • There is a large unfenced pond adjoining the courtyard.
  • The large garden is reached by several steps adjacent to the cottage.
  • A courtyard for the guests is available adjoining the cottage, accessed through a step from the double bedroom, with patio furniture, umbrella and a barbecue.

ADDITIONAL INFORMATION

  • No smoking is allowed in the cottage
  • No pets or animals are allowed in the cottage
  • There is a fire blanket in the lounge behind the doors enclosing the kitchenette.
  • The large pond is unfenced, therefore children need to be supervised. We would recommend children being 4+ or babies under 12 months.

This delightful detached stone cottage is located on a 400 acre arable farm which is also home to a small number of cattle and sheep. It is located on the south east side of the island within a 5 minute drive of the beach. This is a wonderful walking and cycling area with footpaths leading from the cottage across the farm and joining a network of routes including the renowned Stenbury Trail which links Ventnor with the central market town of Newport and its dramatic castle of Carisbrooke. The larger sandy beaches of Ventnor and Shanklin are within a 10 minute drive.

Apse Manor Forge Cottage has ground floor accommodation and is a non smoking cottage. WiFi Internet is provided free of charge at Apse Manor Forge Cottage. Apse Manor Forge Cottage is available for weekly self catering holiday bookings from Saturday to Saturday. The normal arrival time at this holiday cottage is 14:30 and the normal departure time is 10:00. Short break weekend and midweek self catering holidays are available from and 27th October 2018 to 20th December 2018.
