Set in a secluded spot along a leafy lane leading onto Studland Heath, this spacious and comfortable property makes a lovely family holiday home. With miles of glorious rural walks available from the doorstep, this attractive retreat is just a mile from the glorious Studland Bay. With plenty of space for up to six guests, this charming property is perfect for keen walkers, nature lovers and cyclists eager to explore this idyllic area.

Two steps lead up to the porch and through to the light, attractively furnished lounge which is a great space to relax in, with an open fire, plenty of seating and original wooden flooring. There’s also an attractive dining room, perfect for sharing a family meal, and a stylish kitchen where you can prepare your favourite meals. This leads into a light-filled conservatory ideal for sitting back and catching up with a good book. Steep cottage-style stairs lead to the first floor where there are four bright and airy bedrooms with double-aspect windows – there is a king size, a double, a twin room and a single. The garden features a multi-level paved area and plenty of outdoor furniture so you can unwind with an al fresco meal or a glass of wine. There’s a charming back courtyard garden accessed via the conservatory.

The property is set on the outskirts of the Studland and Godlingston Heath National Nature Reserve. From here, you can explore the picturesque village of Studland which offers a ferry service to the beautiful Brownsea Island or across to the popular coastal town of Poole. You can also spend a day in the Victorian resort of Swanage (3.5 miles) or discover the wonderful Durlston Country Park (4.5 miles). Other local attractions include The Blue Pool (7.5 miles), Dancing Ledge (4.5 miles) and Kimmeridge Bay (10 miles).

The house is all about location. 15-20 mins from the beach and with stunning walks all over the Isle of Purbeck. Good selection of maps and books about the area. The house is satisfactory, a few little niggles, but overall OK. The garden is disappointing. It looks very uncared for. I would recommend the house if only for the location.

Great location and comfy homely cottage, though a little more tired than the photos suggest. We loved the peace and quiet, the comfy beds, the recent living room upgrade, the great family size dining table and good size fridge-freezer & laundry, although the kitchen could do with a declutter and upgrade. Location of the house is lovely. Gardens front and back are sadly neglected. Kitchen is very tired and grubby. The dishwasher is not secured and could fall out of the opening. No matching glasses and old saucepans. Two of the seats in the lounge are dodgy. Generally the house is very tired and needs some TLC.

Great location. Goeat shower and kitchen appliances. House needed a good clean - some areas being very grubby and tired paintwork. The conservatory had a lot of traces of doggie visitors. Some clearing of owners' very old dvds books and games and stuff in the kitchen cupboards would be very beneficial. The house is really dark inside as the garden Read moreis so overgrown with trees . Dawn Cottage is quite well positioned a 10 minute walk from the village centre. The beds are all very comfortable and shower is great. The property could benefit from more modern furniture and the garden needs attention and some of the utensils/glasses/kitchen equipment could be improved.

Great location spoilt by very poor maintenance and cleaning. We had to clean all the kitchen surfaces with bleach before we could use it. Stains on curtains in front bedroom. Overgrown trees in front garden (not shown on obviously old photo on web site) Front patio overgrown with weeds. Dawn Cottage is a comfortable home-from-home in which to enjoy a beautiful location. It was an easy walk to heath and beaches, with lovely views a short walk up the lane. The cottage is surrounded by trees, feeling private and secluded. Fabulous cottage in an amazing location, beautiful beaches within walking distance, wonderful walks on the doorstep. Cottage was really welcoming and had everything we needed (family of 5 with dog). Loads of space for relaxing, great choice of reading, games and dvds for rainy days, and a really thoughtful collection of books, maps etc about the loRead morecal area.
