This lovely stone cottage is nestled close to the centre of the attractive rural village of Niton on the south coast of the island. It is within one minutes walk of the excellent village general stores, post office, butchers, book shop, hairdressers and hardware shop. There is also a pleasant public house for meals and a beautiful 16th century church. The village of Niton is in 'An Area of Outstanding National Beauty' and is a wonderful walking area. Introduction

Pictou is a semi-detached, stone cottage, built in the 1850s, with a rear, brick built, extension added in the early 20th century. It provides self-catering accommodation in a comfortable and homely setting. It sleeps six in three bedrooms, a king, a double and a twin. It has a high standard of fixtures, fittings and furniture and is light and cheerful in decoration. Of particular note are the modern bathroom and well-equipped kitchen with separate laundry area. Each bedroom has its own washbasin. There is a pretty garden with a beautiful view and the garden is maintained to a higher standard than is usual in such properties.

Our aim is to provide a real home from home but with a flavour of country cottage living. The environment may be old fashioned, but the facilities are bang up to date.

Pre-Arrival

Your stay would be from Saturday to Saturday, although, out of season, short breaks can be arranged. The property can be occupied from 3pm (vacated by 10am). Keys are in a locked key safe, in the porch. The combination number for the safe will be provided for you.

Arrival & Car Parking Visitors arriving by car may park on the road nearby, or in a car park 20 metres away. There is a double yellow line immediately outside the house but unloading is permitted. Inside the property, there is a map detailing all the nearby parking areas.

Main Entrance

The front garden is entered through a low, metal swing gate and a smooth level path leads to the house. There are two steps into the property, one into a porch and one into the house.

Hall, Stairs, Landing

On the ground floor, the hall leads to the two sitting rooms at the front of the house and the dining room at the rear, all without steps. Through the kitchen is the laundry area and a WC. There are stairs to the first floor landing. The stairs have a rail each side but are a little steeper and narrower than is the norm in modern houses. This should not pose a problem to people weighing less than 20 stone. There is a built-in stair gate at the top of the stairs. The landing leads to the three bedrooms, the separate WC and the bathroom. There is a hand rail on the landing.

Reception Rooms

On the ground floor there is a comfortable sitting room with easy chairs, TV, and DVD player. A second sitting room contains a double settee, children's table and seats, and a selection of games. The dining room doubles as an additional sitting area with two armchairs. There are views of, and access to, the garden from the dining room.

WCs

There are two vinyl floored WCs. One is situated up a small step beyond the kitchen and contains a washbasin. The second is upstairs next to the bathroom.

Bedrooms

Once upstairs, there are no further steps. The 3 bedrooms are of a good size, containing King Size, Double and Twin beds respectively. There is a wash basin in each room. The windows are lockable and the twin-bedded room has a special opening restrictor with key access, for further safety.

Bathroom

The bathroom has fully tiled walls and vinyl flooring. It is of modern design and contains a hand basin, a bath with grab handles and a good size shower which could fit a parent with a child. There is a step into the shower.

Kitchen

The modern kitchen has vinyl flooring and built in units. There is a sink, an electric hob, electric oven, fridge-freezer, microwave oven and dishwasher.

A small step leads to the laundry area, containing stacked washing machine and tumble dryer and also to the WC.

Grounds and Gardens

The front garden comprises lawns, flower beds, shrubs and a shallow stream. A level path leads from front gate to house porch. The back garden is accessed from the patio doors in the dining room. The doors have a raised threshold and there is a narrow drainage gulley to be stepped over. Outside the doors there is a seating area laid to shingle. Two steps lead to a shingle path, gently inclined to the top of the garden. There are lawns, flower beds, shrubs and, at the top of the garden, a paved area used for seating or outside dining. There is a shed containing garden seats and a barbecue. The back garden is securely enclosed for the safety of children and dogs.

Additional Information

Unless otherwise stated, the cottage is carpeted throughout.

Dogs are welcomed. An earthenware drinking bowl and a metal feeding bowl are provided.

Smoking is not permitted.

There is free wireless broadband for those visitors who bring their own devices. Network log-on details are in the house. Responsible use and moderation in download are mandatory. Reliability and availability of internet access cannot be guaranteed.

Instruction manuals for the household appliances can be found in a folder, left in the main sitting room. This also contains details about the house and the surrounding area, as well as telephone numbers for use in emergency. The telephone provides free local and emergency calls only.

This lovely 17th century cottage is built of Island chalk and brick and enjoys beautiful views across nearby lakes and open countryside to Ventnor Downs. Parlour Cottage is situated on a lovely farm in beautiful South Wight countryside. It is a marvellous walking area with footpaths that can be followed directly from the cottage in most directions. There are particularly attractive walks along the course of the river Yar; to the picturesque village of Godshill and to the nearby village of Arreton which has a public house, farm shop and cafe for meals. The cottage is excellent for cyclists as there is access to a network of cycle paths directly from the farm and arrangements can be make for the storage of bikes. The sandy beaches of Sandown, Shanklin and Ventnor are all within a 15 minute drive.

Shiloh is a Grade II listed barn which has been converted into a lovely 2 bedroom, single storey, cottage. It is situated in delightful countryside between the villages of Godshill and Whitwell and is only a 5 minute drive from the coast. The seaside resort of Ventnor is 5 km away and the sandy beaches of Shankllin and Ventnor are within a 10 to 15 minute drive. This is a wonderful walking and cycling area with direct access to a network of footpaths including a wonderful walk along the River Yar which extends from its source in Niton on the south coast to Bembridge, with its beautiful wetland area in the east. The cottage has a secure fenced garden and is well equipped.

Niton, Isle of Wight local attractions for a self catering holiday at Pictou Cottage

Niton is a small village with a traditional community feel. The local shop, cafe and butcher are all going strong supported by local people committed to keeping them. A village pub offers food and is a good place to meet your neighbours.

Niton Undercliff, which is the area closer to the coast and within a short walk of Niton, enjoys spectacular and panoramic views of the sea. This vantage point made it an ideal location for St Catherine's Light House which is located here. Nition Undercliff has an exellent public house and is a peaceful location without passing traffic.

Niton and Niton Undercliff are just along the coast from St Lawrence, Ventnor and Bonchurch to the East and Blackgang, Chale and Brighstone, to the West.

South Isle of Wight Information

The South of the Isle of Wight is a wonderful mix of pretty beaches and dramatic coastal landscape. The sand and shingle beach at Ventnor is one of the more popular holiday locations but hidden gems such as Bonchurch and Steephill Cove are really worth a visit too.

The coastal path around the South Coast of the Isle of Wight is a particularly beautiful stretch to explore and passes a number of attractive sites which include Steephill Cove, Orchard Bay and St Catherine's Light House at Niton Undercliff. Some of this area has been prone to erosion so you must stick to the footpath and take heed of diversions.

Specific Pet Policy for Pictou Cottage

Three dogs are welcome and the back garden is walled and fenced. Pets are not permitted upstairs, on the furniture or in the bedrooms. We also ask owners not to allow their dogs to foul the garden. Dogs can be left alone in the property for short periods if not noisy or destructive. Puppies and also dogs with incontinence problems are not permitted without specific agreement. Please ensure that your pet's treatment for the prevention of fleas is up to date.
