Introduction

Paper Barn is a Grade II listed building of great charm and historic interest. Built in around 1790 as part of a traditional square farm courtyard. It has two bedrooms and a bathroom downstairs.

Pre-Arrival

Access to Paper Barn is via a private road from the village of Newchurch. Buses from Newport or Sandown. The private road is a rural bridleway not paved, bumpy in places, but fully accessible by car at all times.

Arrival & Car Parking Facilities

There is adequate and easy car parking by the cottage. It is well signed and gravelled. It is about 20 metres from the door to the cottage. For those visitors who need it a car can be driven to the front door to drop those who would have trouble walking.

Main Entrance

The entrance for the cottage is the back door and is up 1 step. For anybody for whom steps are difficult access is via the courtyard door which has no steps.

Public Areas - Hall, Stairs, Landing, Corridors etc

All downstairs rooms are flat and on a single level and easily accessible.

Public Areas - Sitting room, lounges, lobbies etc

The main sitting room has adequate and comfortable seating for 4. It has views to the south over a farmyard. To the north there are glorious views over farmland to Arreton and Mersley Downs. At one end is a dining/ kitchen area on the same level.

There is a bathroom on the ground floor with a wash basin and toilet.

There is a bathroom on the ground floor with a wash basin and toilet.

This delightful Grade II listed stone cottage has been sympathetically converted from the former stables of the nearby Apse Manor. Groom Cottage is a large property with thick stone walls, wooden beams and an attractive appearance with four gables. It nestles within an enclosed courtyard approached through a lovely arched entrance. The original building dates back to 1695, and period stone door surrounds and lintels can be seen on its south elevation. Parking available adjacent to the cottage. This is a wonderful retreat standing amidst a large garden, adjacent to woodland and the wonderful estate of Osborne House – the Island palace of Queen Victoria. The Indian Summer House has a fascinating history. From the cottage quiet lanes and footpaths can be followed to the sea which is only a quarter of a mile away. There is easy access to Cowes which is built astride the River Medina - a small chain ferry links the two parts.

Paper Barn has ground floor accommodation and is a non smoking cottage. WiFi Internet is provided at a charge of £12.00 at Paper Barn. Paper Barn is available for weekly self catering holiday bookings from Saturday to Saturday. The normal arrival time at this holiday cottage is 15:00 and the normal departure time is 10:00. Short break weekend and midweek self catering holidays are available from 28th October 2017 to 21st December 2017, 6th January 2018 to 8th February 2018, 17th February 2018 to 22nd March 2018 and 27th October 2018 to 20th December 2018.

Sandown to Newchurch Cycle Track - A flat cycle track runs from Sandown to Newchurch and passes close by. You can easily cycle to the beach at Sandown or head inland towards Newport where there are routes peeling off to Godshill, Wroxall, Cowes and most of the rest of the Isle of Wight. Local nature reserve - Alverstone Mead and the SSSI of Alverstone Marshes are within a short walk of Borthwood. Join the cycle track at Alverstone and head towards Sandown. You will cross the reserve along the way.
