Ideally situated on the temperate south coast, this lovely Victorian-style villa is surrounded by a large, secluded garden and far-reaching sea views.

Woodington is an idyllic Victorian Villa with open sea views from upper rooms, surrounded by an extensive, secluded garden. It is one of a small number of individual detached properties in the peaceful coastal area of Niton Undercliff, with little passing traffic. This southerly part of the Isle of Wight is renowned for its mild temperate climate. The sea at Woody Bay is a 15 to 20 minute walk away and there are other picturesque bays at Niton. The larger sandy beaches of Ventnor and Shanklin are within a 15 to 20 minute drive. There is a charming 16th century public house at Niton Undercliff - a 25-minute walk. Niton is the nearest village, with a second public house, general stores, pharmacy and library. Visitors can walk westwards to the village of Niton and join a beautiful section of coastal path leading to Freshwater, and on to The Needles on the western tip of the Isle of Wight. Alternatively, visitors can walk eastwards to Ventnor Botanical Garden and the beach at Steephill Cove.

Woodington is a grand, detached south facing house offering attractive accommodation for ten or more people in five bedrooms. It has been renovated and equipped with care to keep the character of the property with Victorian fireplaces, original windows and charming doors being retained. On the ground floor there is a well-equipped fitted kitchen with an American style fridge freezer, an electric cooker and gas hob with five burners, a microwave and dishwasher; a spacious dining room where meals can be enjoyed by the whole family; a cosy sitting room with sofas and a flat screen television with basic Sky package and DVD player; a larger sitting room with two sofas, an armchair and television with DVD player; a second dining area which can double as a games area with a one-armed bandit and a variety of games; a shower room with built in shower, basin and WC. A washing machine and tumble dryer are also provided.

Stairs lead up to five spacious bedrooms. There are two south facing double bedrooms with sea views; a further west facing double bedroom with sea views and a fourth double room with garden views, plus a twin room with sea glimpses. (Two extra mattresses can be provided to enable two children to sleep separately or for additional guests to be accommodated). There is a bathroom with a deep freestanding bath and basin, plus a separate WC. Central heating and electricity are provided without extra charge. A travel cot and high chair can be provided plus two extra mattresses. Wifi internet is available. (We regret it is not possible to use the fire places or wood burning stoves).

The house has a large, sunny garden with a variety of areas where visitors can relax. Garden furniture and a barbecue are provided so that meals can be enjoyed in the sunshine. There is an extensive lawn at the rear where games can be played and also a hot tub can be made available. In addition, in the central garage you will find a games room with table tennis, mini snooker and table top hockey. Parking is available for five cars in the drive. Storage space is available for bikes and outside equipment. Visitors should be aware that you can walk or cycle eastwards into St. Lawrence and Ventor, but the undercliff is now a no-through road so to travel eastwards, the road needs to be followed via Niton to Whitwell and onwards to Ventnor, Shanklin and Sandown. The fact that the undercliff is a no-through road has resulted in it being wonderfully peaceful.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

Please note there is a refundable £200 security deposit for this property payable closer to the start of your holiday.
