Handsome Grade II listed stone cottage, offering spacious five-star accommodation for four guests, located in a quiet hamlet situated 1.5 miles outside the pretty seaside village of Shanklin.

This Grade II listed stone cottage has been sympathetically converted from the former stables of the nearby Apse Manor. It nestles within an enclosed courtyard, approached through a grand arched entrance. The original building dates back to 1695, and period stone door surrounds and lintels can be seen on its south elevation. Deceptively spacious, Groom Cottage has thick stone walls, wooden beams and an attractive appearance with four gables. It is one of a small number of cottages around an inner courtyard and has its own secluded and enclosed walled garden, making it safe for both children and pets. It is very pleasantly situated in a peaceful, rural hamlet with footpaths leading to adjacent fields and woodlands. More extensive paths lead to the downs above Ventnor. The cottage is only one and a half miles from the coastal resort of Shanklin, with its wide sandy beaches, thatched tearooms, floodlit chine, restaurants and shops. The other seaside towns of Sandown and Ventnor are also within an easy ten-minute drive.

Groom Cottage has been renovated to a high standard and has been attractively furnished and equipped with quality items throughout. Where possible, original features have been retained and the charm of the cottage is enhanced by the beams and exposed stone walls in many of the rooms. It is centrally heated and has luxurious, thick cream pile carpets throughout most of the property. The accommodation is light and deceptively spacious. The family-sized kitchen has a tiled floor, modern fitted units with soft close mechanisms, and fully integrated Neff and AEG appliances including a gas hob, electric oven, dishwasher, washer, dryer, fridge/freezer, plus a freestanding microwave. There is also a pleasant dining area where meals can be enjoyed. The spacious sitting room boasts large, comfortable sofas with big loose cushions, a flat screen HD television with Freeview and a DVD player. Visitors can relax in front of a gas, flame effect stove contained within a feature fireplace. French doors open into the garden which gives the room a pleasant summer feel. Between the kitchen and sitting room there are two internal steps.

The cottage has two attractive bedrooms furnished with sumptuous beds and roomy wardrobes. The large double bedroom with king-size bed has a second flat screen television, and the twin room contains beds that can be linked to form a super king-sized double bed. The bathroom has recently been fully refitted and contains a bath, luxury overhead twin shower system, basin, WC and towel warmer to heat the soft and snuggly bath sheets. Heating and electricity are free of charge. A telephone is provided for both incoming and outgoing calls and Groom Cottage has both wireless and wired broadband internet access. A cot and high chair can be provided.

Groom Cottage has a pretty walled garden at the front. This is paved in a courtyard style and has a small water feature, plus fragrant plants and shrubs that include jasmine, wisteria, honeysuckle roses and lavender. Reclining loungers, traditional garden furniture and a Weber barbecue are provided, as are outdoor tableware and glasses to make al fresco dining a regular and enjoyable event. Bicycles can be stored in the garden summer house. A private parking space for one car is just outside the garden gate.

Dogs are charged at £20 each per full or part week.

One the best cottages in our 30 years of 2 per year. The 'welcome pack' was the best we have ever had. Very spacious and comfortable accommodation and very quiet and private, although in a small complex. Morrisons 2 miles away for shopping. Lots of maps, games, books and guides in the cottage. Groom Cottage is lovely. It is perfect for a family of 4 or two couples travelling together in one car. The owner, Ann, had put up very nice xmas decorations and a tree, which made our stay seem even more special. The cottage is a short distance from Shanklin and is convenient for some excellent eateries/pubs although, being in a rural location, itRead more is better to drive than walk, especially at night.
