This pretty stone cottage is nestled close to the centre of the rural village of Shorwell. This is an attractive village with a good public house for meals and a village shop. The village is set amidst wonderful countryside and is a marvelous walking area with footpaths leading up onto the downs and to the coast. The beach at Brighstone is within a 5 minute drive. There are several small sandy coves on the west side of the Island within15 minutes drive and the larger sandy resort beaches of Sandown Shanklin and Ventor are within a 20 to 30 minute drive. The market town of Newport is within a 15 minute drive.

Rose cottage is peacefully situated away from passing traffic. It is over 200 years old with thick stone walls, pretty leaded light windows and beams. It is centrally heated and has been furnished and equipped with care to provide very attractive accommodation for six people in three bedrooms. On the ground floor there is a charming dining room with Jacobean style furniture; a small galley style kitchen equipped with fitted units, electric oven, grill and hob, microwave, sink, dishwasher, fridge freezer and washer dyer. Double doors open from the dining room into a pretty sitting room with a large bay window, comfortable sofa and chairs, television/Freeview/DVD & WiFi internet plus an open fire which visitors can enjoy during colder weather. Also on the ground floor is an ‘Art Deco’ bathroom with a bath, hand shower and basin. A door opens from the bathroom into a separate W.C.

An open tread staircase ascends from the sitting room to three pretty double bedrooms – one spacious and dramatic double bedroom with an en-suite bathroom with a bath, overhead shower, basin and W.C.; a charming smaller double bedroom and a third compact double bedroom. Travel cot/high chair can be provided. Heating and electricity without extra charge. WiFi internet available. Rose cottage has a particularly delightful south facing garden which can be reached by ascending a small number of steps to the rear of the property. This leads to a lovely patio area with garden furniture and a barbecue. There are also areas of lawn where visitors can relax and games can be played. Two cars can be parked in the drive. Bus service within a few minutes walk.

Showell is a small village on the South West of the Isle of Wight. The village has a lovely public house as well as a village shop. This South West part of the Isle of Wight has a beautiful coastline and there is good access by road to the beaches on the South East such as Ventnor and St Lawrence.

West Isle of Wight Information

The West of the Isle of Wight is best known for its unspoilt nature and dramatic coastline. The areas is far less commercialised and the many of the beaches can be enjoyed almost to ones self. West Isle of Wight beaches include Totland Bay, Freshwater Bay, Compton Beach, Brook Beach and Bembridge Beach.

Inland are the Tennyson Downs which connect Alum Bay to Carisbrooke. The Downs make a lovely walk even if you choose only to do a short part of them. Cycle paths and footpaths are especially numerous in this part of the Isle of Wight. View more West Isle of Wight Cottages

  • Pets can only be brought to a cottage if entered on the booking form and with the consent of the owner.
  • Do not allow dogs upstairs or on the furniture or in the bedrooms.
  • We also ask owners not to leave dogs on their own in the cottage and not to allow them to foul the garden, and to clean up after them.
  • Puppies and also dogs with incontinence problems are not permitted without specific agreement. If your dog is under 1 year old, please specify if they are caged at night or when left unattended.
  • Please ensure that your pets treatment for the prevention of fleas is up to date.

Introduction

Rose Cottage is a stone built semi-detached cottage on New Barn Lane, which is a narrow lane, leading from the main road through Shorwell to New Barn Farm, at the end of the lane.

Pre-arrival

Details of Rose Cottage are provided by Island Cottages Holidays on their website, www.islandcottageholidays.com and in their brochure.

Bookings/enquiries can be made directly via the website by email, or contacting Island Cottage Holidays by phone.

All guests are provided written directions to Rose Cottage.

The nearest bus stops are approximately 60m on either side of the main road (Shorwell Shute)at the end of New Barn Lane (Bus no.12 goes to north to Newport and south west to Brighstone, Brook, Freshwater and Alum Bay, and Brook and Compton beaches and the Island coast.

Arrival and Parking Facilities

Parking is available on the stone forecourt to the side and front of Rose Cottage.

(Access to the far doors of the adjacent double garage must be kept clear)

There is limited on-street parking outside and opposite the local shop and post office in Shorwell village.

The local pub, The Crown, has generous car parking, to the side of the pub and in a car park to the rear.

There are no footways on New Barn Lane or the length of main road through Shorwell village to the local shop and post office.

There is an intermittent footway on the northern side of the main road a little distance west of the local shop and post office to The Crown.

Main Entrance and Porch

The main entrance is the front door to the porch at the side of Rose Cottage. The forecourt to the cottage of natural stone, and therefore an uneven and potentially slippery surface.

The keys for Rose Cottage are kept in a key safe on the outside rear wall of the porch at a height of 185cm. There is a step up of 18cm height to the rear of the cottage. Keys can be sent in advance by arrangement.

The front door is 80.5cm (wide) x 182cm (high) opening inwards with the hinge on the right. The keyhole is 90cm high.

A step from the forecourt to the front door is 7.5cm high and 27.5cm deep (and 92cm wide), and the door has a raised threshold of 5.5cm height.

The front door opens into the porch. The porch is tiled, with one inset door mat inside the front door, and one doormat to inner porch door to dining room.

The inner porch door is arched, 82cm (wide) x 180cm (high) maximum, opening inwards with the hinge on the right. The keyhole for the inner porch door is 102cm high.

The light switch for the porch is inside the living room on the wall to the right of the porch door.

The porch also stores 4 canvas director garden chairs, garden parasol, BBQ and rotary dryer (and bird food for the bird feeders).

An exterior light with motion sensor is located outside the front door on the right. The light is 164cm high.

A torch is located on the window sill in the porch.

The Welcome Pack is on the dining room table, which has all the details for Rose Cottage within it.

There are slight upstands to front door and porch inner door.

Dining Room

Door to kitchen from dining room is arched, 72cm (wide) x 167cm (high) maximum, hinged to the right.

The dining room carpet is pale green shagpile and 100% wool

There is a raised stone hearth along one wall, 8.5cm high and 51 - 79cm deep.

There is a rectangular dining table (83cm wide, 214cm long, 77cm high) and 6 chairs, one of a carver style. Further chairs are available in Bedroom 1 and Bedroom 2.

Glazed double doors 107cm (wide) x 184cm (high) lead to the living room.

There is a cushioned window seat to the front of the cottage 52cm high and 106cm wide x 38cm deep.

The ceiling height varies between 203 - 197cm, with a minimum height to underside of ceiling beams of 192cm.

Living Room

The dining room carpet is pale green shagpile and 100% wool

An open stair case leads from living room to first floor landing, with full height timber bars partially enclosing staircase. There are 11 steps, the stairs are 73cm wide and 20cm high, and there is a handrail on one side of the stairs at 86cm above the treads.

The lowest head clearance to the stairs is 205cm.

The landing at the top of the stairs is 135 x 165cm.

There is a stone hearth to one wall, extending under the stairs, 7cm high and 58cm deep.

The living room carpet is pale green shagpile and 100% wool

There is a small 3 seater sofa, 2 arm chairs and a double foostool/seat which is stored under the staircase. The armchairs and footstool are moveable. There are shelves within the bay window to the front of the cottage, a low coffee table and higher side table either side of sofa.

There is a TV with Sky Freeview and Video/DVD player, with remotes for TV, Video/DVD player and Sky Freeview, and a Radio/CD player.

A door at bottom of stairs leads to a downstairs bathroom, the door is 68cm (wide) x 186cm (high). There is a slight raised timber threshold to the door.

The ceiling height varies with a minimum height to underside of ceiling beams of 190cm.

Laundry

There is a front loading washer/dryer in the kitchen, beneath the work surface. The washer/dryer door is 50cm high. A rotary dryer is stored in the porch. The base for the rotary dryer (a concrete staddle stone) is located in the garden on the stone up a flight of 12 stone steps (See Outdoor Facilities below)

Outdoor Facilities

The main garden is located to the side of Rose Cottage.

Access to the garden is via the front door and up a flight of 12 stone steps to the rear of the adjacent garage. The steps are on average 18cm in height and 90cm wide. There is no handrail to the steps.

There is a large terrace at the top of the steps. The terrace is of natural stone and therefore an uneven and potentially slippery surface.

There is a flight of 5 stone steps on average 18cm high and 90cm wide up to a relatively level lawn area, and a flight of 5 stone steps on average 18cm high and 90 cm wide up to a planted area, with a further 8cm high sett step up to an additional small paved area on the left and a further step up, 18cm high and 90cm wide to the planted are and path to the lawn. All stone surface have a natural stone finish, and are therefore uneven.

A further 5 stone steps, each on average 18m high, 90cm wide and of varying depth, lead up to an upper sloping lawn area, and area of woodland. A stone wall retains the upper lawn, varying in height between 80 – 59cm.

There are no handrails to steps or retaining wall.

Timber garden furniture comprising 4no. timber reclining chairs, 1no timber sunlounger, and 4no canvas directors chairs and a BBQ are available for guests to use.

There is a small yard to the rear of the Cottage. This is accessed to the rear of the porch, up one step of 18cm height. The access to the yard is 153cm wide. The yard comprises a variety of concrete surfaces and a drainage channel, and is therefore uneven.

The dustbin is located at the front of the Rose Cottage (as required by Island Refuse Collection Services.)

First Floor Bedrooms

Bedroom 1

Door 70cm wide x 180cm high, hinged on the right. Carpeted with cream, loop pile 80% wool carpet.

There is a double divan bed 4’ 6” wide with a 4’ 6” wide mattress.

All bedding is 100% Egyptian cotton or percale with non feather pillows and all season super kingsize duvet.

The space to the right of the bed is 169cm.

The space to the left of the bed is 58cm, with restricted head height.

There are 2 wall lights with wall switch and 2 bedside lamps.

There is also a radio alarm clock

There is 2 steps 14cm high up to the en-suite bathroom

Bedroom 2

Door 66cm wide x 180cm high, hinged on the left. Carpeted with cream, loop pile 80% wool carpet.

There is a double divan bed 4’ 6” wide with a 4’ 6” wide mattress, with left side of bed close to wall.

All bedding is 100% Egyptian cotton or percale with non feather pillows and all kingsize season duvet.

The space to the right of the bed is 200cm.

The space to the left of the bed is 25cm, with restricted head height.

There are 2 wall lights with a double wall switch by the door and over the bed. There is one bedside lamp.

Bedroom 3

Door 70cm wide x 180cm high, hinged on the right. Carpeted with cream, loop pile 80% wool carpet.

There is a double divan bed 4’ 6” wide with a 4’ 6” wide mattress.

All bedding is 100% Egyptian cotton or percale with non feather pillows and 2 single all season duvets.

The space to the right of the bed is 46cm.

The space to the left of the bed is 40cm, with restricted head height.

There is 1 wall light over the bed with a wall switch by the door and a pull switch over the bed, and there 2 bedside lamps.

Cupboard space for belongs is provided in cupboard on landing due to restricted space.

Additional pillows and spare bed linen are available in the top cupboard on first floor landing.

Bathrooms

Ground Floor Bathroom

The ground floor bathroom is accessed from living room, the door being at bottom of the stairs. The door has a slight raised timber threshold to the door.

The sink height is 76cm. The bath is 54cm high, 164cm long and 68cm wide. There is an over bath shower mixer tap. There is restricted head height over bath (So a standing shower is not possible).

Free floor space 250cm x 65cm.

The bathroom carpet is pale green shagpile and 100% wool

First Floor En-suite Bathroom

The bathroom is accessed up 2 steps, 14cm high from Bedroom 1. The door is 68 cm wide x 196cm high.

The sink height is 78cm. The bath is 48cm high, 168cm long and 71cm wide. There is an over bath shower mixer tap.

For the bath, the cold tap is located on the right and the hot tap on the left (the opposite way round from the normal convention). For the sink, the cold tap is on the left and the hot tap on the right (as is normal).

Space around the toilet is limited to 40cm overall.

An electric shower is available over the bath.

Free floor space 225cm x 83cm.

Self-Catering Kitchen

The kitchen has is accessed by one door from the dining room. The door is arched, 72cm wide x 167cm maximum height, hinged to the right.

On entering, a fire blanket is located on the wall to right, at a height of 156cm.

The kitchen is a small narrow galley kitchen. The work surfaces are at a height of 89cm and vary from 46cm to 67cm in depth. The width minimum between the units/worksurfaces is 37cm.

The sink and ceramic hob are also at a height of 89cm.

The electric double oven is accessed from the left side only. The top oven grill is at a height of 132cm and the main oven is at a height of 103cm.

A fridge/freezer and a slimline dishwasher are located under the work surface.

A washer-dryer is also located under the work surface.

The kitchen is lit by 2 fluorescent lighting tubes. The flooring is cork tiles.
