Rocklyn Cottage is attractively situated on high ground at Appuldurcombe, on the outskirts of Wroxhall and within 2 miles of the south coast of the island. The cottage is within a 10 minute walk of Appuldurcombe House - this was once the grandest house on the Isle of Wight and it is still an important example of English Baroque Architecture: the 1701 east front has been restored and it is now a beautiful shell set in grounds designed by ‘Capability Brown’. This is a wonderful walking and cycling area with footpaths leading directly from the cottage to Stenbury Downs, the donkey sanctuary and the nearby picturesque village of Godshill with its thatched cottages, teashops and public houses. Footpaths can also be followed to the beautiful coastal area of St. Lawrence. The small seaside resort of Ventnor is within a 5 minute drive; the larger sandy beach of Shanklin is a 10 minute drive away. The market town of Newport, with its variety of shops and medieval castle, is also nearby.

Rocklyn is an attractive semi detached property which enjoys glimpses of the nearby downs and beautiful countryside from several of the rooms. It is one of a group of 11 properties in a pleasant semi rural area. The cottage has been furnished and equipped with great care to provide very attractive and comfortable accommodation of a high standard for 5 people in 3 bedrooms. It is centrally heated and double glazed with fitted carpets throughout most of the property. On the ground floor there is a lovely open plan sitting room with two sofas, an arm chair, flat screen television with Freesat/DVD/CD player; a very attractive dining area, a modern fitted kitchen with a ceramic sink, electric double oven/grill and ceramic hob; microwave, washing machine and small refrigerator with a generous freezer section. There is also a cloakroom with a W.C. and basin. Stairs lead up to three delightful bedrooms – a spacious double room, a twin room and a lovely single room; plus a tiled bathroom with a bath, overhead shower, basin and w.c. A folding bed, travel cot/high chair can be provided if required. Heating and electricity at no extra charge.

The cottage has an attractive open plan garden at the front of the property and a courtyard style garden at the rear with garden furniture, lighting and a small water feature with water falling over stones. This garden is fully fenced and a gate opens on to a path which provides access to a private garage and shared parking area. Visitors may wish to use the garage to park their car or for the storage of bikes or a small boat. Additional parking is available in a small lane at the side of the cottages. It is not possible to park immediately in front of the cottage as it is on raised ground with a pedestrian access. Public house and small general stores within 5 minutes walk. Nearby places to visit include the Falconry Centre at Appuldurcombe, the Donkey Sanctuary, Ventnor Botancical Gardens, Blackgang Chine Adventure Park, Amazan Adventure and Carisbrooke Castle. Ventnor golf course can be seen in the distance from the cottage and is always welcoming to visitors who wish to play golf.

Appuldurcombe is located on the edge of Wroxall in a rural area on the South East of the Isle of Wight. The area is known for the beautiful countryside and attractive footpaths which radiate from the village and put it within walking distance of some great destinations on the Isle of Wight.

By walking up onto the Down it is possible to follow the footpath across and then down to Steephill Cove and then on to Ventnor. In the other direction there is a footpath and bridal way across to Godshill where there is an excellent public house and restaurant (The Taverners).

A wide and level cycle track goes from Wroxall to Lake and from here it is possible to cycle on to the nearby seaside towns of Shanklin or Sandown.

Local Walk From Appuldurcombe

Pub Walk to Godshill - From Appuldurcombe follow signs to the Stenbury Trail which you follow to the Freemantle Gate (photo of the Freemantle Gate). The Freemantle Gate is a large stone gate which also marks the junction of the Stenbury Trail and the Worsley Go through the gate and continue along the Stenbury Trail down the hill on the other side of the gate till you reach the main Shanklin to Godshill road. Turn left onto the road and walk the short way into the centre of the village. Godshill has a great range of small shops and places to eat. For food in the evening you may wish to try The Taverners.

Walk or Cycle to Shanklin - There is a wide flat cycle way that runs from Wroxall to Shanklin. The track starts below the old railway bridge in the centre of Wroxall. If you are walking there is a footpath leading from alongside the bridge to the start of the track but if you are on a bike you must cross the bridge and follow the cycle path signs. Once you are on the track it is clearly signposted all the way to Shanklin. The track runs along the old railway line and the banks on either side are lined with lush vegetation.

Blackgang Chine - Blackgang Chine is a popular theme park with rides, games and a maze to keep the whole family entertained. Blackgang Chine is also thought to be the longest running theme park in the world and many generations of visitors remember it for the adventure and excitement it offers. The East of the Isle of Wight is best known for its sandy beaches and traditional seaside holiday resorts. Rocklyn Cottage is a self catering cottage situated on the approach road to Appuldurcombe House (which is managed by English Heritage). Appuldurcombe Road is a quiet country lane which forms part of the Sunshine Trail, a Mecca for walkers and cyclists alike, which leads up onto Appuldurcombe and Rew Downs, an ideal location for dog walkers.

The cottage is of modern construction, thereby complying with current building regulations, but is partially constructed from stone work which formed part of the Old School House previously on this site, which gives it a special atmosphere.

  • Arrival and car parking facilities

  • ‘Rocklyn Cottage’ is 5 Old School Court, Appuldurcombe Road, Appuldurcombe, PO38 3DL
  • After turning into Appuldurcombe Road, which is signposted with a brown information sign to Appuldurcombe House, Old School Court is located 100 meters later, by taking the first right. On entry to Old School Court, you will see a lay-by where you can park. A garage is provided with the property (marked no.5) for your use, by following the road around to the right past the lay-by and parking is available opposite the garages. All of this parking apart from the garage is shared with occupants of Old school Court.
  • Access to the front of the cottage is available from the pathway opposite the lay-by or from the rear parking area by the garages, by going through the gap in the stone wall, turns left up 6 steps and then follows the path around to the front of the cottage.
  • Secure rear access to the cottage is available via a gate measuring 84cm.
  • Guests will need to make first entry to the cottage via the front door where a key safe has been placed on the back of the left hand pillar of the doorway. The code for this safe will be supplied by the booking agents.
  • The pathway to the front door is concrete, level and measures 1.2m wide. The pathway to the rear door is 90cm wide and level.

  • Entrance to the front door is via one 20cm high step and wooden threshold. The door width is 84cm. A further inner door has one 20cm high step and wooden threshold, the door width is 83cm.
  • Rear entrance is via two paved steps each 15cm high followed by a wooden threshold measuring door width is 76cm.
