This lovely thatched cottage dates back to 1701. It is full of character with exposed beams and inglenook fireplaces. It stands in ‘An Area of Outstanding Natural Beauty’ with views of Brighstone Downs. The pretty village of Brighstone village with its tea rooms, public house and village shops is within a 15 minute stroll. The cottage is only a mile from the coast and here there are several quiet sandy coves. This is a wonderful walking area with footpaths leading from the cottage onto the downs and along the coast. The nearby coastal path offers some of the most beautiful and dramatic views and crosses Tennyson Down to the Needles on the western tip of the island.

Old Rock Cottage is a beautiful detached property which has been renovated to a high standard. There is an attractive mixture of natural stone floors and cream carpets which give a feeling of comfort and space. Upstairs there are two lovely bedrooms - one double room and one twin room. On the ground floor there is an attractive single bedroom; a well equipped kitchen with fitted units, real wood work tops, an electric oven and hob, microwave, refrigerator, freezer, washing machine and small dishwasher; a bathroom with bath, overhead shower, W.C and basin. There is also a pretty sitting room with an inglenook fireplace, a sofa, an elderly piano (not tuned) and a wonderful old grandfather clock. A second sitting area has an attractive fireplace, sofas and television with Sky & DVD. There is a dining area and spacious conservatory style room with lovely views. French doors lead outside to an area of decking. Garden furniture is provided. To the side of the cottage is a secluded, heated swimming pool available from the end of May to the end of September. (It may be possible to arrange to use the pool towards the end of April and into October for an extra charge of £100 to £150). The cottage is centrally heated. Heating and electricity are provided at no additional charge. (It is not possible to have an open fire). An extra pull out bed, travel cot and high chair can be provided. (Please be aware that the pull out bed can only be used in the single bedroom). Telephone available and WiFi broadband internet is provided.

Old Rock Cottage has a large secluded garden of ¾ acre with lawns and shrubberies. Steps lead down from the pool area to the lawn and here games can be played. Children need to be closely supervised due to the swimming pool; a drop from the balcony into the lower garden; and a stream that runs along the western boundary of the property. There is parking space for 3 cars in the drive at the side of the cottage. Bus service 15 minutes walk

Nearby places to visit include Mottiston Manor, the lovely gardens of which are owned by the National Trust ; the pottery at Chessell; and Blackgang Chine Adventure Park. The small town of Freshwater is within a 10 minute drive and the larger market town of Newport, with its medieval castle of Carisbrooke, is only a 20 minute drive away. There is also the delightful coastal town of Yarmouth nearby. This is a renowned sailing centre offering a variety of good restaurants and charming shops.

Walking the Downs - Footpaths from Brighstone take you up onto the Down from which you can take a hill top walk to Freshwater Bay to the West or Carisbrooke to the East. The Down affords wonderful views of the Isle of Wight and some vantage points allow you to see almost the whole of the West side of the Isle of Wight. Alternatively, one can follow the coastal path from Brighstone and enjoy the dramatic coastline towards Alum Bay which takes in Brook and Freshwater Bay.

Old Rock Cottage Specific Pet and Dog Information

Two dogs are welcome, a third by prior agreement. The enclosed back garden is fenced. Pets are not permitted upstairs, on the furniture or in the bedrooms. We ask owners not to allow their dogs to foul the garden. Dogs can be left confined in the property while visitors are out as long as they are not noisy or destructive. Puppies and also dogs with incontinence problems are not permitted without specific agreement. Please ensure that your pet's treatment for the prevention of fleas is up to date. Cats accepted by agreement.

  • Pets can only be brought to a cottage if entered on the booking form and with the consent of the owner.

Old Rock Cottage Access Statement and Disabled Access Information

Introduction

Old Rock is a holiday cottage set in landscaped and terraced grounds. The building has two floors and is immediately surrounded to the South and West by areas of hard landscaping and decking, a small front garden to the East and a gravel area to the North. A swimming pool sits to the South of the property, as does the main car parking area. Due to the size and age of this dwelling, toilet and bathroom facilities are only available on the ground floor.

Pre-Arrival

  • All guests are provided with written directions to the house.
  • The phone number for the house is contained within the welcome information - there is no broadband facility
  • Due to location, a mobile phone signal is unreliable.
  • The nearest public transport is to be found in Brighstone village (approx. 1 mile away) and is a bus service operated by Southern Vectis - Tel. 01983 523831
  • The local bus service operates a service from Newport or Freshwater to Brighstone. The timetable for the service is in the house.
  • The nearest village of Brighstone is accessible by car - approximately 1 mile -there is a Newsagent, Hairdressers, a General Store and a Post Office as well as Tea Rooms

Public Houses.

  • A small public accessed via a narrow road between the hairdressers and the pub.
  • A public toilet is positioned at the southern boundary of this car park.
  • Delivery of provisions can be obtained from The Village Shop in Brighstone. Orders can be placed by contacting Mr David Hollis Tel. 01983 740783.

Arrival & Car Parking Facilities

  • There is car parking for 3 cars.
  • The driveway is gravelled and relatively level, except for a small ramp in front of the garage.
  • There is motion sensor lighting and solar LED lighting around the car park and path to the house.
  • The car-park entrance to the property has a wooden gate (width 800mm, latch handle 1000mm from ground) and can be easily held open.
  • 6 steps (15cm height x 60cm deep) lead you to the start of a path to the sunroom entrance. This pathway is 130cm width and 11 meters in length and is a mix of slab and concrete. There is a slight incline in the direction of the doorway for the last 5 meters.

Main Entrance, Reception

Sunroom Door

  • The main entrance to the house used when you arrive is the 'Sunroom' Door.
  • The key to this door is retained in a key guard positioned on the wall of the garage, adjacent to the entrance steps. The code to the key gu.ard is issued before arrival
  • The sunroom door is a wooden double patio style door that opens inwards and is 150 cm max width, handle height 1OOcm.
  • Within the sunroom there is seating for 2 people.
  • Flooring consists of large ceramic tiles in contrasting shades, the walkway being covered by a large non-slip rug.
  • Access from sunroom to house is via a narrow original period doorway (width 55cm) and high, angled, painted sandstone step (height 22cm)

There are 2 other entrances to the house. Front door

  • Only accessible from the road via 3 uneven flagstone steps (7cm height x 15cm depth, 23cm x 35cm). The top step (height 19cm) extends into a flagstone path 60 cm wide that leads to an open porch and front door.
  • This is a period doorway, dimensions -172cm height x 83cm width, with a threshold step of 20cm H x 11cm D.

Extension door

  • By taking the route to the West (left) of the sunroom, a 4-meter path (90cm width) takes you to the decked area.
  • This path is slabbed and has a slight right to left camber.
  • 1 concrete step (12cm H x 60cm D) and 1wooden step (12cm H) enables access to an 8-meter diagonal route across the decking to the door of the ext nsion.
  • There is a 7cm wooden step and a wooden double patio style door (140cm W) that opens outwards.

Public Areas - Hall, Stairs, Landing, Corridors etc.

  • There are no lifts in the property.
  • There are 2 floors.
  • There is a WC within theĀ· bathroom on the ground floor.
  • The flooring in the kitchen and bathroom is natural slate and is therefore slightly uneven in places.
  • The flooring in the extension is ceramic tile, as is the small front door lobby.
  • The rest of the flooring on the ground floor is carpet, beige short pile (80% wool) in lounge 1& 2. The downstairs bedroom carpet is ofsynthetic short pile Berber style. .
  • There are 9 stairs (20cm H x 27cm D x 70cm W) that terminate at a first floor landing (82cm D x 92cm W).
  • The stair carpet is the same type as both lounges.
  • There is a handrail on the Left wall at a height of 100 cm.
  • Bedrooms are carpeted with a synthetic short pile Berber.

Public Areas- Sitting room, lounges, lobbies etc. TV Lounge

  • This lounge is accessed from the sunroom and has 2 other exits, one to the front door/stairwell (doorway 79cm W) and the other into lounge 2/kitchen (doorway 1OOcm W).
  • Seating consists of a 2 seater 'Tub' settee, a single 'Tub' chair and a small window seat.
  • There is a TV, DVD and Sky-Freeview box, with accompanying remote controls.
  • Light switches are located next to the two exits.

Lounge 2

  • This lounge can be accessed from the TV lounge, kitchen or front door lobby. Exit to front door/stairs (doorway 77cm W)
  • Within the room there are 2 red leather armchairs and a piano, with dining style chair.
  • Light switches are located near both entrances to the room and there is additional illumination from an adjustable reading lamp if required.

Extension lounge/diner

  • Accessed from the kitchen or externally from the decking area, this room is of a more modern proportion, with high ceilings and large view windows that maximise all ambient light.
  • The original doorway height from the kitchen is very low (71cm W x 172cm H) and there is a wooden, latched door hinged from the right.
  • The light switch for this room is located to the left of this doorway and a dimmer toggle can control illumination levels.
  • There is a two-seater settee, small armchair and a wooden dining table with 6 chairs.
  • A large laminated wood unit houses the main TV/DVD/Sky system and contains assorted tourist information, books, DVD's and games.
  • The stereo system plays CD's, but guests are advised to select radio stations from the Sky menu, as reception is poor and the stereo is connected to the TV whilst in 'Aux' mode.
  • All AudioNisual equipment can be controlled by remote.
  • The telephone incorporated within this room is a modern adaptation of a 1970's style 'sliding dial' design and can be used on loudspeaker.

Bedrooms & Sleeping Areas

Downstairs bedroom

  • This bedroom can be accessed from the extension lounge.
  • There are 2 steps of different heights; lower- 6cm H x 20cm D, upper- 1Ocm H x 30cm D.
  • Door size is restricted to 70cm W x 174cm H, with a latched wooden door, hinged on the right, opening inwards into the room.
  • Main light switches are immediately to the left on entering.
  • Lighting is by multiple halogen down-lighters, plus a bedside table lamp.
  • One pine 3ft single bed is positioned against the right hand wall and a second 'pull-out' bed of similar dimensions is stored beneath, allowing for 2 singles or 1 double to be erected.
  • Both beds have med/firm pocket-sprung mattresses.
  • The space to the left of the single bed is approx 1.2 meters.
  • The electrical fuse box is positioned on the right-hand wall of this room at a height of approx 2 meters and is protected by wooden boxing.

Upstairs Bedrooms

Bedroom 1

  • Turning to the left at the top of the stairs, there is a wooden, 'rope' latched door (71cm W x 189cm H), hinged on the right, that opens into bedroom 1.
  • Light switches are positioned adjacent to the left-hand doorframe.
  • Lighting consists of halogen down-lighters and a wall mounted directional halogen reading lamp on both sides of the bed.
  • The bed is 4'6 double size and constructed of varnished pine. There is a memory foam mattress.
  • The space to the left side of the bed is 90cm and to the right side 80cm.
  • Included in the room are a built-in wardrobe with varnished wooden doors and a chest of drawers and dressing table, constructed of waxed oak.

Bedroom 2

  • Turning to the right at the top of the stairs, there is a wooden, 'rope' latched door (72cm W x 188cm H), hinged on the left, which opens into bedroom 2.
  • Light switches are positioned adjacent to the right-hand doorframe.
  • Lighting consists of halogen down-lighters and a wall mounted directional halogen reading lamp on the outer aspect of the beds.
  • There are 2 varnished pine 3ft single beds. Both beds have med/firm pocket-sprung mattresses.
  • The space between wall and outer aspect of bed is approx ?Ocm.
  • Included in the room are a built-in wardrobe with varnished wooden doors and a 'tallboy' unit and a chest of drawers, constructed of waxed oak.
  • An bedding is cotton with non-feather pillows and duvets.
  • Mattress protectors are fitted to every bed.
  • Additional fleece blankets are stored in each bedroom.

Bathroom, Shower-room & WC [Ensuite or Shared]

  • The bathroom facilities are on the first floor and are accessed via the kitchen, the door being adjacent to the boiler/airing cupboard and washing machine.
  • The bathroom has a bath (78cm H) with electric shower, shower screen, toilet (seat 43cm H) and a basin (55cm H).
  • The latched, wooden door to the bathroom opens inward and is hinged on the right. The door is locked internally using a slideĀ­ bolt.
  • The room has a wall mounted heated shower rail.

Self-Catering Kitchen

  • The kitchen is on the ground floor and is all one level.
  • lt is a galley corridor style kitchen and therefore offers limited space between opposing work surfaces.
  • Width between work surfaces- Max 68cm, Min 59cm prior to entrance to laundry/bathroom.
  • The doorway between kitchen and lounge 2 is of period size and low height (84cm W x 176cm H), with a 3cm-descending step.
  • The taps are lever type on/off
  • The worktop is at standard height and is of solid wood construction.
  • A Belfast style sink is recessed into the worktop and is at the midpoint of the kitchen.
  • Catering standard crockery is provided in the wall cupboards. Glasses and cups etc are in the wall cupboards.
  • Pans and cooking pots/dishes are in the wall cupboards above the oven/extractor unit.
  • The electric hob and electric double oven can be accessed from the front.
  • The freezer and fridge are under the work surface and are opposite the sink.
  • Dishwasher and microwave are stacked from waist-height above the washing machine at the southern end of the kitchen.

Laundry

  • There is a front-loading washing machine available in the space between kitchen and bathroom.
  • There is no tumble dryer, but a rotary washing line and airing cupboard are also available.
  • As all domestic wastewater drains into a septic tank, guests are encouraged to use environmentally friendly detergents where possible.

Grounds and Gardens

  • There is a heated ground-level swimming pool. (?m x 2.5m x 1m depth).
  • Metal steps are located at the North East end of the pool.
  • The pool has a flexible plastic cover that may prevent a small child falling in, although it's main purpose is for insulation.
  • The pool is available for use June - Oct, unless by special arrangement.
  • There is a large decking area and there is a patio to the side of the pool .
  • Patio furniture is available for guests to use There is plenty of seating in the form of benches I chairs and deckchairs.
  • As the garden slopes away steeply, a combination of 10 wooden and 5 'rustic steps, located near to the car park, allow access to the terraced, flatter areas of grass.
  • (Care should be taken near to steep drops between terraces).

Additional Information

  • No smoking is allowed in the house.
  • Pets are welcome, but not permitted upstairs of on furniture.
  • Although the building and furniture are cleaned thoroughly, people suffering serious allergies need to be aware that animals have been in the house.
  • There is a fire extinguisher and fire blanket in the kitchen.
