Shanklin is a pleasant small resort on the south east coast of the Island with its own small theatre and a variety of interesting shops and restaurants. The Old Village of Shanklin has pretty thatched cottages, tea shops and public houses plus a beautiful chine, floodlit in the evening.

This lovely stone cottage is built of Isle of Wight Stone and has been converted from an ancient stone barn. Byre Cottage is situated in a small country lane in attractive countryside. This is a lovely walking area and footpaths lead from close to the cottage to the beautiful downs above Ventnor. Byre Cottage is only 1.5 miles from the centre of the seaside town of Shanklin with its wonderful sandy beach which is popular for swimming and paddling. The neighbouring seaside towns of Sandown and Ventnor are within a 10 minute drive.

This lovely stone cottage occupies an attractive position in a quiet country lane, on the outskirts of Godshill. It has been converted from the original milking parlour of Lower Yard Farm and the building is thought to date back to the 1700 ‘s. A small riding stables is within a few minutes walk and most of the surrounding fields are home to horses. The centre of the picturesque village of Godshill, with its pretty thatched cottages, restaurants and tea shops is only 3/4 mile away.

This wonderful property is situated on a lovely farm in beautiful countryside. It has recently been converted from a large old granary, the foundations of which date back to the 1700s. A fire in 1889 resulted in much of it being rebuilt. Redway Manor Granary has been renovated with the greatest care and wherever possible original features have been retained. There are beautiful views across the fields and nearby lakes to the downs. The sandy beaches of Sandown and Shanklin are within a 15 minute drive.

Shiloh is a Grade II listed barn which has been converted into a lovely 2 bedroom, single storey, cottage. It is situated in delightful countryside between the villages of Godshill and Whitwell and is only a 5 minute drive from the coast. The seaside resort of Ventnor is 5 km away and the sandy beaches of Shankllin and Ventnor are within a 10 to 15 minute drive. This is a wonderful walking and cycling area with direct access to a network of footpaths including a wonderful walk along the River Yar which extends from its source in Niton on the south coast to Bembridge, with its beautiful wetland area in the east. The cottage has a secure fenced garden and is well equipped.

Manor Stable is situated on a lovely farm in beautiful South Wight countryside. It is a marvellous walking area with footpaths that can be followed directly from the cottage in most directions. There are particularly attractive walks along the course of the river Yar; to the picturesque village of Godshill and to the nearby village of Arreton which has a public house, farm shop and cafe for meals. The cottage is excellent for cyclists as there is access to a network of cycle paths directly from the farm and arrangements can be make for the storage of bikes. The sandy beaches of Sandown, Shanklin and Ventnor are all within a 15 minute drive.
This lovely stone cottage stands in a small hamlet on the outskirts of Whitwell. A pretty stream runs beside the cottage and there are views across fields to the downs. This is a wonderful walking area with nearby footpaths leading on to the downs to join the Stenbury Trail and there is also a wonderful walk along the course of the River Yar to Bembridge on the East coast where a beautiful wetland area is renowned for its birdlife. The beaches of Ventnor and Shanklin are within a 10 minute drive as is Ventnor Botanical Garden and Steephill Cove.
Mill Cottage is one of a pair of cottages situated in a quiet lane in lovely countryside. Historical records date back to 1597 and the cottage has beamed ceilings, flagstone and tiled floors combined with fitted cream carpets in the sitting room and bedrooms. On the ground floor the charming sitting room has comfortable sofa’s, a large flat screen television/Freeview/DVD and a wood burning stove which provides a delightful central feature for the room; an adjoining "sun lounge" area where visitors can also relax, read and enjoy views of the downs.; an attractive dining room with a wood burning stove and French doors opening into the patio and garden; a fitted kitchen equipped with a range style electric cooker, Combi-Microwave, dishwasher, Fridge freezer and washing machine; a bathroom with a bath, hand shower, separate built in power shower, basin and w.c.; a cloakroom with a second w.c. and basin; a large tiled cloakroom which is ideal for coats, boots and general storage. A door opens from the sitting room to reveal the staircase which leads to three beautiful bedrooms – two charming double rooms and a pretty single room with a 2ft 6ins bed for a child and the facility of a trundle bed for an additional child. There is a lovely large cottage garden with a lawn, shrubberies, a small stream and a terrace with garden furniture and a charcoal barbecue. The cottage has a patio area at the rear where visitors can relax beside the gently flowing stream or enjoy the open views across fields to the downs at the front of the cottage next to the River Yar. Parking is available for two cars in the drive and there is lockable storage available for bicycles on request. Bus service within 4 minutes walk.
In Niton (1.7 miles) there is a well stocked general stores, tea room, chemist, post office and public house. Small shops and post office plus a variety of public houses and tea shops, in the picturesque villages of Godshill (4 miles). Good public house for meals in the centre of Whitwell (1 mile).

The village of Whitwell is located on the South East of the Isle of Wight and is just a short drive from the beaches of Ventnor and Bonchurch to the South and Shanklin in the East. Whitwell has a small village pub that serves excellent food. The surrounding countryside has a number of walks and footpaths run to the sea and join with the coastal path.

The South of the Isle of Wight is a wonderful mix of pretty beaches and dramatic coastal landscape. The sand and shingle beach at Ventnor is one of the more popular holiday locations but hidden gems such as Bonchurch and Steephill Cove are really worth a visit too.
The coastal path around the South Coast of the Isle of Wight is a particularly beautiful stretch to explore and passes a number of attractive sites which include Steephill Cove, Orchard Bay and St Catherine's Light House at Niton Undercliff. Some of this area has been prone to erosion so you must stick to the footpath and take heed of diversions.

Two/three dogs are welcome by agreement. Pets can be left in the property in the kitchen, dining room, lobby and boot room if they are not noisy or destructive. Pets are not permitted upstairs, on the furniture or in the bedrooms. We also ask owners not to allow dogs to foul the garden. Please be aware that a stream runs through the garden. Puppies may be accepted by agreement if caged. Dogs with incontinence problems are not permitted without specific agreement. Please ensure that your pet's treatment for the prevention of fleas is up to date.

Mill Cottage is a stone built semi-detached cottage on Southford Lane, which is a narrow lane, leading off the main road from Whitwell towards Godshill. There is a large gated entrance at the rear of the cottage and a small shared parking area for off-loading only at the front approx 20m from the main entrance.
All guests are provided with written directions to Mill Cottage.
The nearest bus stops are approximately 300m on either side of Whitwell Road)which is at the end of Southford Lane, going to Newport, Ventnor, Godshill and Niton.
A selection of taxi companies can be found in the phonebook or information pack provided at Mill Cottage. The pack can be provided in large print on request.
Please note that we allow visitors to bring dogs, and so cannot guarantee a totally hair-free environment.
Arrival and Parking Facilities
Parking for two cars is available at the rear of Mill Cottage. Access from the parking area is through the garden, which is not paved and includes a grassed area to a shingle path then steps down to the patio. Parking is approx 30 metres away from the front entrance.
There are four steps down to the patio at an approx height of 15cm each. There is also a sloped shingle path which leads to a concrete path to the front door. Access from the path to the rear door is by two steps approx 4cm each.
Main Entrance and Porch
The main entrance is the front door to the porch at the front of Mill Cottage.
The path to the front door and from the side is narrow (no more than 1m width) and is concrete. The path narrows near to the porch entrance and there is a step of approx 4cm in front of the door. These paths are bounded by a grass bank and a small stream and river.
The keys for Mill Cottage are kept in a key safe on the rear wall around from the porch above the outdoor tap at a height of approx 160 cm. Keys can be supplied by alternative arrangements if required and informed in advance.
The front door is 70cm (wide) x 192cm (high) opening inwards with the hinge on the left. The keyhole is 92cm high.
The front door opens into the porch. The porch is tiled, with door mat(s) inside the porch door, and one door mat to inner main door which opens into a lobby area (see below).
The inner porch door is, 77cm (wide) x 196cm (high) maximum, opening inwards with the hinge on the right. The keyhole for the inner porch door is 93cm high.
The light switch for the porch is inside on the wall to the right of the porch door at a height of 137cm
The porch has boot storage/seating on either side leaving a width of 87cm to access the lobby area through the main door.
Exterior lights with motion sensor are located to the front and side of the property. There is an additional exterior light to the front of Mill Cottage, which can be switched on from a switch inside the cloakroom at a height of 1.94cm.
A torch is located on the window sill in the porch.
The welcome pack and operations manual for equipment in Mill Cottage is left on the dining room table.
The lobby area is tiled and leads to the cloakroom on the left hand side and a WC on the right. The lobby measures 382cm long by 120cm wide. The light switch is located on the right hand wall next to the main door at a height of 74cm.
The cloakroom door opens inwards and is hinged on the right hand side and is 70cm wide. The light switch is located on the left hand wall inside the cloakroom next to the door at a height of 194cm
The WC door opens outwards and is hinged on the left hand side and is 59cm wide. The WC has space around of 20cm either side and 53cm at the front. The light switch is located on the left hand side on a pull cord at a height of 136cm. The toilet seat height is 42cm. Good colour contrast between floor, walls and furniture. The floor is tiled.
From the lobby area, there is a double door 72cm wide when fully open. There is a top bolt on the left hand door on the inside of the hallway at a height of 167cm from lobby level and a step down of approx 12cm, which leads onto a narrow hallway leading to the lounge, dining room and kitchen.
The lobby ceiling height is 230cm.
Hallway (entry to Lounge and Dining Room)
The hallway is 306cm by 80cm (with the narrowest point being 65cm) and has an original flagstone floor. This floor surface is uneven. The light switch is located to the left side of the double doors on the hallway side at a height of 153cm from the hallway floor.
The hallway ceiling height is 220cm
There is no door between the hallway and the dining area. The entrance is 73cm wide.
The dining room is a continuation of the flagstone floor and again is uneven to walk on. The light switch for the dining room is on the left hand side as you walk in at a height of 128cm.
There is a wood burning stove in the dining room, which also acts as a back boiler when being used. The stove door is hinged on the right hand side at a height of 50cm.
There is a rectangular dining table (100cm wide, 174cm long, 73cm high) and 6 padded chairs, two of a carver style. The table is moveable side to side), legs on each corner (on wheels) and can be made smaller on request to a size of 100cm by 100cm. The underspace of the table is 60cm from floor to lowest point of the table.
Free space around table is no more than 55cm between table and walls is at least 85cm all around. Chairs (moveable), 4 chairs with padded seat and no arms with a chair seat height of 47cm.
Double doors 100cm (wide) x 200cm (high) lead to the garden/patio area. There is a lip at the bottom of the doors at a height of 3cm.
There is a patio light switch to the right of the doors at a height of 180cm.
The ceiling height of the dining room is 214cm.
The kitchen is accessed from the dining room. There is no door from the dining room to the kitchen, but two steps 17 cm high lead into a raised kitchen floor. The entrance is 80cm wide.
On entering, the light switches for the kitchen and bathroom are immediately in front of you at a height of 142cm. A fire blanket is located on the wall to the left, at a height of 170cm.
The kitchen is square shaped with a floor area of 200 x150 cm The work surfaces are at a height of 91cm and 59cm in depth.
The sink is at a height of 92cm.
The electric double range main oven is accessed from the left side hinged door with the smaller oven accessed by a right hand hinged door. The top of the range has four electric (solid) heating rings and a griddle to the right hand side. The top of the range is at a height of 92cm. The oven door handles are at a height of 55cm and 74cm.
The fridge/freezer is a double unit with the freezer below. The handle for the freezer is at a height of 100cm and the fridge at 110cm. The temperature control for the fridge freezer is at the top, on the right, inside the fridge at a height of 190cm.
A washer-dryer and dishwasher are located under the work surfaces on either side of the units.
Instructions for using all appliances in the kitchen can be found in the operations manual.
The kitchen flooring is ceramic tiles, which have under floor heating. The control for the under floor heating is in a small lobby (80cm x 90cm) off the kitchen on the right hand wall at a height of 146cm. Access to the control panel is restricted by the door opening inwards into the lobby area.
The lobby area leads to the bathroom which is the same floor height as the kitchen and accessed via the steps from the dining room.
There is a door to the lobby area between the kitchen and bathroom which opens inwards from the kitchen and is right- hand hinged.
Ground Floor Bathroom
The ground floor bathroom is accessed off the kitchen via a small lobby (dimensions above).
The sink height is 80cm. The bath is 55cm high, 155cm long and 60cm wide. There is an over bath shower mixer tap at the right hand end of the bath.
There is a shower unit with an access door hinged on the right hand side. The entrance is 64cm wide and there is a step into the shower, which is 26cm high from the bathroom floor. The control taps for the shower are at a height of 120cm from the shower tray.
The toilet has 20cm space on the left and 20cm space on the right, with 100cm in front. There is an electric heater to the right of the toilet mounted on the wall which protrudes to a depth of 10cm and is 40cm in front of the toilet.
The ceiling height of the bathroom is 235cm and the floor has a vinyl finish.
Free floor space 255cm x 135cm.
The living room carpet is pale cream twist-pile and 100% wool.
The living room is accessed from the entrance lobby. The door is 70cm wide opening inwards hinged from the left.
Stairs to First Floor
Immediately on your right is a small door 65cm leading to a staircase to the first floor bedrooms.
The stairs and hall are carpeted with cream, twist pile and 100% wool.
There are 11 steps, the stairs are 66cm wide and each tread is 20cm high. There is a handrail on the right side of the stairs as you go up at 80cm above the treads.
The light switch for the stairs is immediately on the left at a height of 176 cm.
The lowest head clearance to the stairs is192cm.
The landing at the top of the stairs at its narrowest point is77cm.
There is a light switch immediately to the right at a height of 150 cm when you enter the living room.
In the living room, there is a stone fire to one wall, with a coal/wood burner. A fire blanket is located on the wall next to the stair door and is 170cm above the floor.
The phone is located on the left hand side of the window.
There are two 2 seater sofa's, a low chest in front of the sofas 40cm high and 78 cm sq. There is a rug in front of the sofas that can be removed if requested.
There is a lamp table between the two sofas at a height of 50 cm.
In the lounge there is a TV with Freeview and a DVD player, with remotes for TV/DVD player.
The ceiling height to the underside of ceiling beams is 200cm.
There is an opening 80 cm wide from the living room to the sun room at the front of the house. There is a step up into this area which is 18 cm high.
The Sun Room
The light switch is to the left as you enter the sun room at a height of 135 cm. The sun room has two armchairs and a foot stool which is 20 cm high from the floor. There is a bookshelf to the right, top shelf is165cm from the floor.
There is a rug that can be removed if requested.
The main garden is located to the rear of Mill Cottage.
Access to the garden is via the dining room or a path around the cottage from the front door (see description for arrival to property).
There is a large patio area made from old flag stone and although generally level does have some uneven patches.
There is a flight of 3 stone steps on average 15cm high and 100cm wide up to a small planted garden with pebble pathways leading to relatively level lawn area. The pebble paths are approximately 70cm wide.
There are no handrails to steps or retaining wall.
The welcome pack will explain where summer patio furniture and BBQ are stored out of season. These will be already in place on the patio from Easter.
To the right of Mill Cottage looking from the rear, there is a stream flowing into the River Yar. Although shallow, there are places where the stream is deeper and can at times be fast flowing. There is no barrier or fence to prevent access.
The dustbin(s) are located at the rear of the garden and details about recycling and collections can be found in the welcome pack.
First Floor Bedrooms
The hall and bedrooms are all carpeted with cream, twist pile and is100% wool.
Due to the age of the property the floors on the fist floor can feel uneven in places
The landing at the top of the stairs at its narrowest point is 77cm
There is a rug that can be removed if requested on the landing.
There is a light switch on the landing which is 240 cm from the top of the stairs towards bedrooms 1 and 3.
Bedroom 2 is located immediately at the top of the stairs on the left hand side.
The door to bedroom 2 is 67cm wide x 187cm high, hinged on the left.
bedroom 2 is carpeted with cream, twist pile100% wool.
There is a double divan bed, 136cm (4’ 6”) wide and a height of 60cm.
On either side of the bed there are side tables at a height of 63cm. Bedside lamps are on either side.
The space to the right of the bed is 98cm wide. this reduces to 40 cm by the wardrobe.
The space to the left of the bed is 40cm.
The space at the end of the bed is 120cm
Ceiling height is 190cm from the floor
There are 2 wall lights with the switch on the wall on the right hand side of the door at a height of 133 cm.
There is a single wardrobe, the door handle is at a height of 97 cm. Adjacent on the left hand side is the hot water tank located in the cupboard with emersion and timer controls. The door is hinged on the left hand side and the controls are on the left side wall at a height of 100cm.Instructions for use are in the operations manual.
There is a chest of drawers at a height of 90cm.
There are 2 rugs on the floor that can be removed if required.
From the top of the stairs this is located by turning right and walking along the hall and then turning right again.
The door is 66cm wide and 184cm high, hinged on the right.
There is a light switch on the left hand side of the wall at a height of 126 cm.
Bedroom 1 is carpeted with cream, twist pile 100% wool.
There is a double bed, 136 cm wide and 60 cm high.
The space to the right of the bed at its narrowest is 100cm wide.
The space to the left of the bed is 85cm wide.
The space at the end of the bed is 85 cm wide.
On either side of the bed there are side tables at a height of 58 cm. Bedside lamps are on either side.
There is a desk/dressing table at a height of 80 cm.
There are two double floor to ceiling wardrobes which span the left hand wall. The handles to the wardrobes are at a height of 100cm.
The ceiling height of bedroom 1 is 193 cm from the floor.
This is located from the top of the stairs by turning right and walking along the hall. The door to bedroom 3 is 70 cm wide x 187cm high, hinged on the left.
The light switch is on the right hand side of the door at a height of 135 cm.
Bedroom 3 is carpeted with cream, twist pile 100% wool.
There is a single truckle bed 80 cm (2’ 3”) wide by 190( 6' 3") with a pull out single bed of the same dimensions underneath that can be set up if requested on the booking form.
The bed is located against the right hand wall.
Bedroom 3 ceiling height is 190cm from the floor.
There is 1 wall light over the bed with a pull switch above the bed at a height of 145 cm.
There is a rug on the floor that can be removed if required.
Wardrobe space is provided at the back of the bedroom. The door handle is at a height of 120 cm, with a door height of 154 cm.
