Two Mead Cottage is one of a pair of cottages which stand in the attractive rural hamlet of Alverstone and is less than a 5 minute drive from the lovely sandy beaches of Sandown on the east coast of the Island. The cottage is located on a small 12 acre farm which is home to horses, cows and a few free range chickens. The farm is in “An Area of Outstanding Natural Beauty” and has a charming large pond which attracts ducks, moorhens and the occassional heron. Two Mead Cottage is one of a pair of cottages which stand in the attractive rural hamlet of Alverstone and is less than a 5 minute drive from the lovely sandy beaches of Sandown on the east coast of the Island. The cottage is located on a small 12 acre farm which is home to horses, cows and a few free range chickens. The farm is in “An Area of Outstanding Natural Beauty” and has a charming large pond which attracts ducks, moorhens and the occasional heron. This is a wonderful walking area with footpaths leading up on to the downs and towards the coast. The River Yar, which runs through the centre of Alverstone, commences on the south coast of the Island at Niton and enters the sea at Bembridge in the east. Walking the course of this river has become increasingly popular. There are also lovely water meadows in the village with hides for bird and red squirrel watching and ponds for fishing. The village of Newchurch is within a 25 minute walk and here there is a pleasant public house for meals. A good cycle track also runs through Alverstone giving access to large parts of the island by following the old railway tracks which were used early in the 20th century.

Mead Lodge has recently been converted from a barn and provides attractive, comfortable accommodation for 4 people in 2 bedrooms and has been renovated to the highest standards, furnished and equipped with great care. The cottage has underfloor heating beneath a lovely tiled floor with panel heaters upstairs and the hot water is solar heated. There is a small very well equipped fitted kitchen with an electric oven and hob, microwave, dishwasher and refrigerator with freezer section. A washing machine/tumble dryer are also provided in the cottage and there is access to a freezer in an outbuilding beside the cottages. There is a spacious open plan sitting room which extends across the width of the cottage and is a lovely light room with patio doors opening into the pretty courtyard garden. The sitting room is furnished with a comfortable sofa and chairs plus television/DVD/Freeview. A wood burning stove provides a central focus for the room in colder weather. There is a pleasant dining area beside the window. A wet room is also on the ground floor with a shower, basin and w.c. Upstairs there are two attractive bedrooms which enjoy lovely rural views – one spacious double room and a compact twin bedroom. There is a bathroom with a bath, overhead shower, basin and w.c. A single futon bed can be provided in the double bedroom to sleep an additional child. Travel cot/high chair available. Heating and electricity are included without extra charge. Unlimited free WiFi broadband available.

The cottage has a private attractive courtyard style garden which is fenced and gated and from which there is an attractive view over paddocks to the pond. Garden furniture and a barbeque are provided so that meals can be enjoyed outside. Parking is to the rear of the cottage and there is space to store bicycles. A rural bus service is available within a few minutes walk. The Alverstone Marshes (Triple SSI - Site of Scientific Interest) with abundant wildlife adjoins the farm and it is possible to see a rich variety of wildlife. Nearby places to visit include Robin Hill Adventure Park, Amazon Adventure, The Garlic Farm and Havenstreet Steam Railway.

Two Mead Cottage Local Holiday Information Isle of Wight

Alverstone stands just inland of Sandown on the East of the Isle of Wight. There are good connections with the coast and Sandown and Shanklin as well as Bembridge, Seaview and St Helens are all within a short drive. Alverstone was once a stop along the Sandown to Newport railway and now this route has been turned into a cycle track and footpath. The track runs across the local nature reserve of Alverstone Mead and the SSSI of Alverstone Marshes. These sites are excellent for bird watching and a chance to see a rich variety of wildlife. Two Mead Cottage Specific Pet and Dog Information

Two dogs are welcome and the back garden is enclosed. Pets are not permitted upstairs, on the furniture or in the bedrooms. We also ask owners not to allow their dogs to foul the garden. Dogs can be left alone in cottage if crated and not noisy. Puppies and also dogs with incontinence problems are not permitted without specific agreement and would need to be crated. General Pet and Dog Information

  • Pets can only be brought to a cottage if entered on the booking form and with the consent of the owner.
  • Do not allow dogs upstairs or on the furniture or in the bedrooms.
  • We also ask owners not to leave dogs on their own in the cottage and not to allow them to foul the garden, and to clean up after them.
  • Puppies and also dogs with incontinence problems are not permitted without specific agreement. If your dog is under 1 year old, please specify if they are caged at night or when left unattended.
  • Please ensure that your pets treatment for the prevention of fleas is up to date.

Introduction

Two Mead Cottage is one of a pair of self-catering cottages situated on the edge of a small rural village. We have tried to provide as much information as possible in this statement, if you have any queries please do call. We look forward to welcoming you.

  • The nearest bus stop in the village is approx. 200 metres from the entrance
  • The nearest large town is Newport, around 7 miles away. There are accessible taxis available there

Arrival and Car Parking Facilities

  • The property is accessed through the farmyard of Lower Borthwood Farm. Parking is to the rear of the cottages.
  • The rear yard is accessed up two steps, there is one more step to the french doors at the rear of the property
  • The front door access is level with one step or via a slight slope and is 2m wide.

Entrances

  • The front entrance has a small wooden threshold.
  • Inside the front entrance there is a hallway 1.6m wide
  • The rear entrance has one step and a small plastic threshold

  • Accessed through double doors 1.05m wide

  • Accessed via an outward opening door with a small wooden threshold.
  • Open plan shower with toilet and corner basin
  • Washing machine and tumble dryer, both front loading, located in a cupboard with the tumble dryer above the washing machine.

Lounge / Diner

  • 1 two seater reclining sofa, 1 reclining armchair and1 chair .
  • Dining table and seating for four people.
  • Flooring is ceramic tiling.
  • Freeview TV/DVD provided with remote control, also available are radio/CD player and wireless internet access.
  • Woodburning stove and logs provided.

Stairs

  • Stairs are carpeted and turn through 180 degrees with handrails to the inside.

Master Bedroom

  • Double Bed, bed height 58 cm to top of mattress.
  • Mattress is memory foam
  • Duvets and pillowcases are micro fibre.
  • Sheets, duvet covers and pillow cases are polycotton?.
  • Flooring is wooden floorboards
  • Reduced ceiling height in eves.

Second Bedroom

  • A small room with reduced ceiling height in eves.
  • Twin full size single beds, one 43cm high and one 63cm high to top of mattress
  • Duvets and pillowcases are micro fibre.
  • Mattress’ are memory foam.
  • Sheets, duvet covers and pillow cases are polycotton.
  • Flooring is wooden floorboards.

Bathroom

  • A small room with reduced ceiling height.
  • Bath with shower over – no hand rails. Bath height is 55cm.
  • Toilet seat height 42cm.
  • Flooring is wooden floorboards.

Gardens

  • Rear courtyard is hard surface – Paved with some areas of gravel. A table and chairs is provided as well as a barbecue.

Additional information

  • Mobile reception varies – Orange is poor, O2 is good.
