Mead Cottage is attractively situated on a 12 acre farm on the edge of the small rural hamlet of Alverstone in “An Area of Outstanding Natural Beauty”. This is a wonderful position for outdoor pursuits, walking, cycling, fishing and golf. In the village there are lovely water meadows and fishing ponds with hides for bird and red squirrel watching. There are many footpaths leading up on to the downs and towards the coast. The River Yar, which runs through the centre of Alverstone, commences on the south coast of the Island at Niton and enters the sea at Bembridge in the east. Walking the course of the river has become increasingly popular. Sandown is 5 minutes drive away with wonderful sandy beaches and with the lively entertainments of a small resort, also Sandown golf course is within easy reach. The village of Newchurch is within a 25 minute walk, along footpaths and here there is a good public house for meals. One of the well known Island cycle routes also runs through Alverstone, so there is very easy access to a cycling network which interlinks various parts of the Island.

The cottage is one of a pair of cottages which have recently been converted from a barn. The farm is home to horses, cows and a small number of free range chickens. It has a charming large pond that attracts ducks, moorhens and the occasional heron. The cottage has been renovated to the highest standards, furnished and equipped with great care to provide charming, comfortable accommodation for 4 people in 2 bedrooms. The cottage has under floor heating beneath an attractive tiled floor with panel heaters upstairs, the hot water is solar heated. There is a small very well equipped fitted kitchen with an electric oven and hob, microwave, dishwasher and refrigerator with freezer section. A washing machine/tumble dryer are also provided in the cottage and there is access to a freezer in an outbuilding beside the cottages. There is a spacious open plan sitting room which extends across the width of the cottage and is a lovely light room with patio doors opening into pretty courtyard garden. There is a pleasant dining area beside the window and a wood burning stove provides a lovely central focus for the room in colder weather. It is furnished with a comfortable 3 seater sofa, arm chair plus television/DVD/Free view. A wet room is also on the ground floor with a shower, basin and w.c. Upstairs there are two attractive bedrooms – one spacious double room with pleasant views across fields and a compact twin bedroom. There is a bathroom with a bath, basin and w.c. A single futon bed can be provided in the double bedroom to sleep an additional child. Travel cot/high chair available. Heating and electricity are included without extra charge. Free wifi broadband internet available.

The cottage has a private attractive courtyard style garden which is fenced and gated, from which there is a lovely view over paddocks to the pretty pond. Garden furniture and a barbeque are provided so that meals can be enjoyed outside. Parking is at the rear of the cottage and there is space to store bicycles. A rural bus service is available within a few minutes walk. The Alverstone Marshes (Triple SSI - Site of Scientific Interest) with abundant wildlife adjoins the farm and it is possible to see a rich variety of wildlife. Nearby places to visit include Amazon Adventure, The Donkey Sanctuary, Seaview Wildlife Encounter, Carisbrooke Castle and Havenstreet Steam Railway.

One Mead Cottage Local Holiday Information Isle of Wight

Alverstone stands just inland of Sandown on the East of the Isle of Wight. There are good connections with the coast and Sandown and Shanklin as well as Bembridge, Seaview and St Helens are all within a short drive. Alverstone was once a stop along the Sandown to Newport railway and now this route has been turned into a cycle track and footpath. The track runs across the local nature reserve of Alverstone Mead and the SSSI of Alverstone Marshes. These sites are excellent for bird watching and a chance to see a rich variety of wildlife. Had a wonderful holiday at One Mead Cottage. Cottage is perfect, the owners were always on hand if needed. The cottage is warm and cosy, decorated in a lovely modern style. Our daughter (15 months) loved feeding the chickens every day. Definitely recommended, would stay again. Overall Rating: 5 Stars

Wonderful cottage - beautifully presented, well equipped and very cosy. Great place to stay if you like wildlife - loved seeing wild rabbits in the surrounding fields, enjoyed feeding the red squirrels in the nearby hide and of course the chickens on the farm. Thoroughly recommend this cottage. Overall Rating: 5 Stars

The log burner, underfloor heating and wifi contributed to making this a top-quality holiday let. The hosts were very welcoming and it was fun with the animals wandering around. The property is comfortabley furnished and very well equipped. A very enjoyable week in Mead Cottage. Most evenings we were able to go for walks on the disused railway track and to spend time in the hide. We enjoyed the total absence of traffic noise. Overall Rating: 5 Stars

One Mead Cottage Specific Pet and Dog Information

Two dogs are welcome and the back garden is enclosed. Pets are not permitted upstairs, on the furniture or in the bedrooms. We also ask owners not to allow their dogs to foul the garden. Dogs can be left alone in cottage if crated and not noisy. Puppies and also dogs with incontinence problems are not permitted without specific agreement and would need to be crated. Please be aware that there are free range chicken on the farm so dogs need to be closely monitored when outside of the walled cottage garden. Please ensure that your pet's treatment for the prevention of fleas is up to date. Cats accepted by agreement if house cats and fully housetrained.

General Pet and Dog Information

  • Pets can only be brought to a cottage if entered on the booking form and with the consent of the owner.
  • Do not allow dogs upstairs or on the furniture or in the bedrooms.
  • We also ask owners not to leave dogs on their own in the cottage and not to allow them to foul the garden, and to clean up after them.
  • Puppies and also dogs with incontinence problems are not permitted without specific agreement. If your dog is under 1 year old, please specify if they are caged at night or when left unattended.
  • Please ensure that your pets treatment for the prevention of fleas is up to date.

Introduction

One Mead Cottage is one of a pair of self-catering cottages situated on the edge of a small rural village. We have tried to provide as much information as possible in this statement, if you have any queries please do call. We look forward to welcoming you.

  • All guests are provided with written directions to the cottage by our agents Island Cottage Holidays.
  • The nearest bus stop in the village is approx. 200 metres from the entrance
  • The nearest large town is Newport, around 7 miles away. There are accessible taxis available there

Arrival and Car Parking Facilities

  • The property is accessed through the farmyard of Lower Borthwood Farm. Parking is to the rear of the cottages.
  • The rear yard is accessed up two steps, there is one more step to the french doors at the rear of the property
  • The front door access is level and 2m wide.

Entrances

  • The front entrance has a small wooden threshold.
  • Inside the front entrance there is a hallway 1.6m wide
  • The rear entrance has one step and a small plastic threshold

Kitchen

  • Accessed through double doors 1.05m wide
  • Worktop height 90cm
  • oven doors hinge to the rear
  • Sink is 90cm high with cupboards underneath
  • Hob is 90 high
  • Flooring is ceramic tiling
  • Evenly lit kitchen with ceiling spotlights and lighting above the hob

Wet room

  • Accessed via an outward opening door with a small wooden threshold.
  • Open plan shower with toilet and corner basin
  • Washing machine and tumble dryer, both front loading, located in a cupboard with the tumble dryer above the washing machine.

Lounge / Diner

  • 1 three seater sofa, 1 chair, a footstool and a side table provided.
  • Dining table and seating for six people.
  • Flooring is ceramic tiling.
  • Freeview TV/DVD provided with remote control, also available are radio/CD player and wireless internet access.

Stairs

  • Stairs are carpeted and turn through 180 degrees with handrails to the inside.

Master Bedroom

  • Double Bed, bed height 68 cm to top of mattress.
  • Duvets and pillowcases are micro fibre.
  • Sheets, duvet covers and pillow cases are polycotton.
  • A single bedchair is provided
  • Flooring is wooden floorboards
  • Reduced ceiling height in eves.

Second Bedroom

  • A small room with reduced ceiling height in eves.
  • Twin full size single cabin beds height 82 cm to top of mattress with toe holds for children to access.
  • Duvets and pillowcases are micro fibre.
  • Mattress’ are memory foam.
  • Sheets, duvet covers and pillow cases are polycotton.
  • Flooring is wooden floorboards.

Bathroom

  • A small room with reduced ceiling height.
  • Bath – no hand rails. Bath height is 50cm.
  • Toilet seat height 42cm.
  • Flooring is wooden floorboards.

Gardens

Rear courtyard is hard surface – Paved with some areas of gravel. A table and chairs is provided as well as a barbecue
