Description: the property comprises two bedroom self-catering holiday accommodation on two floors with open plan living, dining and kitchen area and bedrooms and a bathroom above. There is a paved terrace, lawn, flowerbed and gravelled parking area. Free access is available to other areas of the farm including equine facilities, a pond, lakes and farmland.
Access: The cottage is in a completely rural area and is not served by public transport. Those arriving by motorised or self-propelled vehicles approach the property via a short stretch of unpaved farm track. Parking is available on a flat, level gravelled area immediately adjacent to the cottage.
Access to the cottage is across a lawn with paving stones. The lawn slopes gently up to the cottage from the parking area. The front door is approached either via two low steps onto the level paved terrace or via the lawn to the terrace, avoiding the steps. French doors lead to the open plan lower living, dining and kitchen area; there is one low step from the terrace to the doors.
A short flight of stairs leads from the lower area to the bedrooms and bathroom. A handrail is provided on one side. The bathroom is equipped with a toilet and shower, the latter is provided with substantial handrails. There are no toilet facilities on the ground floor.
Visitors should note that the pond and lakes adjacent to the property are unfenced, the banks are steep, often slippery and in most places the water is very deep. The lakes comprise a trout fishery and there is danger from casting if fishermen are unaware of people walking on the banks. Great care should therefore be taken and children must be supervised at all times. Horses are potentially dangerous and the cottage garden provides open access to stable area and indoor riding school. Guests should take care if visiting the equine facilities, be aware that horse owners and fishermen also have vehicular use of the farm track and ensure that children are supervised at all times.
