This a lovely detached stone cottage, the original building dating back to the 1600's and all the accommodation is on one level. It is attractively situated in the grounds of a pretty 16th century thatched cottage, close to the centre of the village of Niton, on the south coast of the Island. Niton has a 13th century church, a public house for meals. The larger sandy beach of Ventnor is within a 10 minute drive.

This delightful Grade II listed stone cottage has been sympathetically converted from the former stables of the nearby Apse Manor. It nestles within an enclosed courtyard approached through a lovely large arched entrance. The original building dates back to 1695, and period stone door surrounds and lintels can be seen on its south elevation. Deceptively spacious, Groom Cottage has thick stone walls, wooden beams and an attractive appearance with four gables.

The cottage is within a 10 minute walk of Appuldurcombe House and in a wonderful walking and cycling area with footpaths leading directly from the cottage to Stenbury Downs, the donkey sanctuary and the nearby picturesque village of Godshill with its thatched cottages, teashops and public houses.
