Woodland Court is a beautiful seaside holiday cottage at St Lawrence near Ventnor on the South East of the Isle of Wight. It is within a 5 minute walk of the beach at Steephill Cove and only 2 minutes from the coastal path which extends eastwards to the lovely seaside resort of Ventnor and onwards to Bonchurch and Shanklin. The property enjoys glimpses of the sea and is in a very attractive location with a large garden. Furnished and equipped to a high standard.

This lovely stone cottage was originally a large and ancient stone barn at Sainham Farm. It is situated in the attractive courtyard and has marvellous open views from the rear across the fields to the downs. Stag Cottage is in one of the loveliest parts of the Island lying at the foot of Appuldurcome Down and above the picturesque village of Godshill in ‘An Area of Outstanding Natural Beauty'. Godshill can be reached by taking a pleasant stroll through the beech copse and across the fields. The village has a variety of tea shops and restaurants as well as two public houses.

This lovely stone cottage has been converted from a 17th century barn. It is one of a pair of cottages divided by a splendid central arch leading to a large inner courtyard with pretty gardens and four additional cottages. Byre Cottage is situated in a small country lane in attractive countryside. This is a good walking area and footpaths lead from close to the cottage to the beautiful downs above Ventnor. Byre Cottage is only 1.5 miles from the centre of the seaside town of Shanklin with its wonderful sandy beach which is popular for swimming and paddling.
Byre Cottage has been furnished and equipped to a very high standard with oak floors and central heating. Charming features such as exposed beams in the walls and ceilings have been retained. The cottage has a pretty sitting room, which is light and spacious. It is furnished with comfortable sofas and chairs, a television/ Freeview/DVD player and visitors can relax in front of a real open fire. The sitting room has French doors opening onto a patio at the rear. There is a newly equipped open plan fitted kitchen with oak units and a quarry tiled floor equipped with a 'ceramic sink’, electric oven, gas hob, microwave, refrigerator, freezer, dishwasher and washer dryer plus a charming dining area. The cottage has three lovely bedrooms: one double room on the ground floor with an en-suite tiled shower room with a walk in shower, basin and W.C. A hand made oak staircase leads up to two additional bedrooms – one king size double and one twin room plus a family bathroom equipped with a bath, overhead shower, basin and w.c. Central heating and electricity are provided without extra charge. The bath/shower rooms both have under floor heating, illuminated mirrors and top of the range Mira showers. There is an additional television in the upstairs double bedroom. A high chair, travel cot and folding bed can be made available. A complimentary hamper is provided for weekly visitors. Telephone and WiFi internet provided.
The cottage has a lovely, sunny, enclosed garden at the rear where visitors can relax. There is garden furniture, an umbrella and a barbecue. A gate from this garden opens into the inner courtyard and provides access through the arch back to the front of the cottage. There is also an area of garden at the front of the cottage and parking space for two cars. Post office, shop and telephone 1 mile. Regular bus service ½ mile.
Byre Cottage has ground floor accommodation and is a non smoking cottage. WiFi Internet is provided free of charge at Byre Cottage. Byre Cottage is available for weekly self catering holiday bookings from Saturday to Saturday. The normal arrival time at this holiday cottage is 14:30 and the normal departure time is 10:00. Short break weekend and midweek self catering holidays are available from and 28th October 2017 to 17th December 2017.

Shanklin is most famous for the long beach of golden sand and historic village centre. This idyllic self catering holiday location is on the East of the Isle of Wight and has excellent access to the other beaches on the East coast. There are a number of shops and restaurants in Shanklin village or down on the seafront.
Shanklin has a number of worthy attractions including Shanklin Old Town with pretty thatched buildings and number of traditional small shops selling local produce and traditional sweets. A pleasent area of gardens is also found nearby and these can be enjoyed on the way down to the sea.

Two dogs are welcome and the back garden is walled. Pets are not permitted upstairs, on the furniture or in the bedrooms. We also ask owners not to leave dogs on their own in the cottage and not to allow them to foul the garden. Puppies and also dogs with incontinence problems are not permitted without specific agreement. Please ensure that your pet's treatment for the prevention of fleas is up to date. * Byre Cottage is situated in a small country lane in a rural location.
* There is ample parking directly outside the property for 2 cars. It is possible to park directly outside the main entrance to the property.
* The car parking area is firm, level and flat with a brick paved surface.
Main Entrance, Reception & Ticketing Area
* There are two entrances to the property. The main front entrance is a side-hung door, 1000mm wide opening into the hallway. There are two steps (200mm and 210mm high) into the property.
* The rear entrance consists of double french doors (1050mm wide) accessed by two steps (200mm high).
* There are no steps between rooms on the ground floor, or between rooms on the first floor, all thresholds are flush. See floorplan for details of property layout.
Public Areas - Hall, Stairs, Landing, Corridors etc
* The property is on two levels, with a winding staircase leading to the first floor. All thresholds to the ground floor and first floor are flush.
* The main entrance to the property is into the hallway which has solid oak flooring.
* There is a winding oak staircase, all steps are 200mm high with 260mm treads.
* The first floor landing has oak flooring.
* The lounge is furnished with two sofas and two chairs, a TV with Freeview and DVD, both with remote controls.
* The doors is 630mm wide and the floors are oak.
Bedrooms & Sleeping Areas
* There are three bedrooms within the property. There is one bedroom on the ground floor with an en-suite shower room. This bedroom has solid oak flooring, with a doorway 630mm wide. There is a double bed 620mm high with minimal under-bed height. There is 600mm space both sides of the bed, which is moveable. Bedroom 1 is furnished with bedside cabinets and a wardrobe.
* Bedroom 2 is accessed on the first floor through a doorway 610mm wide and has solid oak flooring. There is a double bed 600mm high with minimal under-bed height. There is space either side of the bed for lateral wheelchair transfer and the bed is moveable. Bedroom 2 has 2 bedside cabinets and a wardrobe.
* Bedroom 3 is on the first floor with access through a doorway 640mm wide and has solid oak flooring. There are 2 single beds which are moveable and there is more than 1000mm space between the beds.
Bathroom, Shower-room & WC
* There is an en-suite shower accessed through Bedroom 1 on the ground floor. The doorway into the room is 780mm wide, with ceramic tiles to the floors and walls. The shower has a 90mm lip, and is 1100mm wide x 700mm depth. The wash hand basin is 900mm high, the w.c. is 430mm high and has no space for lateral wheelchair transfer.
* The bathroom on the first floor has a doorway 620mm wide with ceramic tiles to the floor and walls. The bath is 580mm high and has an over-bath shower, the wash hand basin is 830mm high and the w.c. is 430mm high with minimal space for lateral wheelchair transfer.
* The kitchen is all one level with quarry tiling to the floor.
* The worktop and sink are at a standard height of 920mm. There is a table which is 800mm high.
* The electric oven has a top-down opening and is 700mm high, with a gas hob above at 920mm high.
* There is a front loading washing machine and tumble dryer, a dishwasher and a fridge freezer.
Grounds and Gardens
* There is a garden to the rear of the property, around 10m x 7m. There is a level access lawned area with seating, as well as a brick paved patio area. There is a brick paved path leading from the lounge french doors which is firm and level, although there is some minor settlement in one area.
