This delightful detached stone cottage is located on a 400 acre arable farm which is also home to a small number of cattle and sheep. It is located on the south east side of the island within a 5 minute drive of the beach. This is a wonderful walking and cycling area with footpaths leading from the cottage across the farm and joining a network of routes including the renowned Stenbury Trail which links Ventnor with the central market town of Newport and its dramatic castle of Carisbrooke. The larger sandy beaches of Ventnor and Shanklin are within a 10 minute drive.

Groom Cottage is a large property with thick stone walls, wooden beams and an attractive appearance with four gables. These gardens also adjoin the Botanical Garden of Ventnor which is renowned for its rare plants and the mild climate. The Clock House is one of a small group of cottages which have been converted from the original stables of Steephill Manor House.

The sandy beach of the seaside town of Ventnor is within a 10 minute drive and there is also easy access to the small quiet coves on the south coast and on the West side of the Isle of Wight. Brook Lodge is set in a lovely walking area and visitors can join footpaths adjacent to the cottage leading to the Stenbury Downs or can follow the course of the River Yar to the picturesque village of Godshill or the nearby coastal village of Niton.
Brook Lodge is a detached, brick built cottage which is centrally heated, double glazed and well insulated. It has been furnished and equipped to a very high standard, in a traditional style. The accommodation is on one level and all the main rooms overlook the lovely garden at the rear of the cottage. The cottage has a pleasant spacious and light feel. There is a pretty double bedroom with fitted wardrobes and a television/Freeview/DVD; a bathroom with bath, built in separate shower, WC and basin; a well equipped fitted kitchen with an electric cooker and hob, microwave, dishwasher, fridge freezer and washing machine. There is also an open plan sitting room with a pleasant dining area. This is a particularly attractive room beautifully furnished with a comfortable sofa, and chair plus a large screen television with a DVD/video recorder. French doors open onto a patio with garden furniture where visitors can relax on sun loungers or enjoy eating outside. The garden is particularly attractive with a large area of lawn, fruit trees and shrubs. It is a haven for wildlife including woodpeckers and red squirrels, which visit the feeding box in front of the patio. WiFi internet available.
Brook Lodge is a peaceful retreat. A car can be parked in the drive at the front of the cottage. A folding bed or use of the bed settee can be arranged for an extra person. Public house which is good for meals, telephone and Niton village shop within 10 minutes walk. Bus service – 5 minutes walk. Nearby places to visit include The Botanical Garden that is renowned for its rare plants and mild climate, Steep Hill Cove, Blackgang Chine, Appuldurcombe House and Carisbrooke Castle.
Brook Lodge has ground floor accommodation and is a non smoking cottage. WiFi Internet is provided free of charge at Brook Lodge. Brook Lodge is available for weekly self catering holiday bookings from Saturday to Saturday. The normal arrival time at this holiday cottage is 14:30 and the normal departure time is 10:00.

The village of Whitwell is located on the South East of the Isle of Wight and is just a short drive from the beaches of Ventnor and Bonchurch to the South and Shanklin in the East. Whitwell has a small village pub that serves excellent food. The surrounding countryside has a number of walks and footpaths run to the sea and join with the coastal path.

The South of the Isle of Wight is a wonderful mix of pretty beaches and dramatic coastal landscape. The sand and shingle beach at Ventnor is one of the more popular holiday locations but hidden gems such as Bonchurch and Steephill Cove are really worth a visit too.
The coastal path around the South Coast of the Isle of Wight is a particularly beautiful stretch to explore and passes a number of attractive sites which include Steephill Cove, Orchard Bay and St Catherine's Light House at Niton Undercliff. Some of this area has been prone to erosion so you must stick to the footpath and take heed of diversions.

Brook Lodge is a light and spacious detached house set in
landscaped grounds. The house is on one level with two shallow steps
on the approach to the front door.
All guests are provided with written directions to the house.
The phone number for the owner's house is 01983 730615. There is no broadband facility.
Public transport is available from the bus stop 50 yards away. The local bus service operates a service from Whitwell to Ventnor & Newport. The time-table for the service is at the bus stop.
The nearby village of Niton is accessible by car - approximately 2 miles - there is a Pharmacy, Newsagent, a General Store and a Post Office as well as Tea Rooms and 2 Public Houses. There is also a Public House in Whitwell.

The property shares a gravel drive with Brook Cottage.
There is car parking for 1 car beside the hedge in front of Brook Lodge & on arrival the car may be unloaded directly outside the front door in the turning space.
There is lighting outside the house.
Main Entrance, Reception
The sole entrance to the house used when you arrive is the front door which opens onto a carpeted hall. On arrival the front door will be unlocked & the key to this door wiJI be left .inside on the dining table together with the 'Welcome Pack'. There are French doors leading from the Lounge/Diner to the private terrace.

The property is all on the ground floor with no steps inside & central heating throughout.
The flooring in the kitchen & bathroom is linoleum.
The rest of the flooring is carpeted in short pile

The lounge/diner is furnished with a mixture of seating - 1 large sofa, a tub arm chair, a nest of tables and a dining table with 4 chairs.
There is a TV, Video and DVD with remote controls. There is a radio/cd player.
Bedrooms & Sleeping Areas
There is 1 double bedroom with a large comfortable bed. The lounge has a sofa bed.
There is a TV in the bedroom and plenty of hanging & drawer space.
The bedroom is carpeted.
All bedding is cotton with duvets & all types of pillow available.
All the bathroom facilities are on one level.
There is a full length bath. and a separate shower cubicle with a seat and grab rail.
There is a basin and toilet.
The kitchen is all on one level.
The taps are screw on/off .
The worktop is at standard height.
Crockery is provided in the under worktop cupboards. Glasses etc are in the wall cupboards. Pans and cooking pots/dishes are in the corner cupboards.
The electric hobs and electric oven can be accessed from the front.
The fridge/freezer is free standing and dish washer is under the work surface.
The kitchen is lit by three separate spotlights. The flooring is non slip linoleum.
There is a front loading washing machine in the kitchen and an airer stored in the hall cupboard together with the ironing board. There is also a retractable washing line outside on the terrace.
Grounds and Gardens
There is a level terrace and an undulating large garden outside the French doors 2 sun loungers are on the terrace and cushions for them are in the hall cupboard together with a sunshade. There is also a small table and 2 chairs on the terrace.
No smoking is allowed in the house.
No pets or animals are allowed in the house, and no provision is made for them.
