This lovely stone cottage is situated in the small rural hamlet of Bowcombe within the Bowcombe Valley - designated as an Area of Outstanding Natural Beauty. Bowcombe lies between the pretty village of Shorwell and Carisbrooke with its medieval castle. Shorwell and Carisbrooke are both within a 5 minute drive and have public houses which are good for meals. The cottage offers easy access to the small bays and coves on the south west side of the Isle of Wight. Brighstone beach is within a 10 minute drive and the larger sandy beaches of Ventnor and Shanklin are within a 20 minute drive. The Bowcombe Valley is a lovely walking area. Footpaths and bridleways can be followed from very close to the cottage to Carisbrooke, Gatcombe, Brighstone and Shorwell and there is easy access to the Tennyson Trail and Shepherds Trail. The nearby bridleways are also ideally suited for off-road mountain biking.

This spacious semi detached cottage has been equipped to a high standard. It has cream fitted carpets throughout most of the cottage and it is centrally heated. The cottage has four bedrooms. Upstairs there is a well equipped modern bathroom with a bath, separate built in shower and W.C, plus two pretty double bedrooms. On the ground floor there is a single bedroom and a twin bedroom plus a shower room with W.C. The cottage has an attractive dining area, and a lovely light open plan sitting room, which is spacious and furnished with comfortable sofas, a wood burning stove, Smart TV with Freeview/DVD and has beautiful views over the garden and to the Downs beyond.

French doors open onto a delightful patio and into the garden. There is a modern fitted kitchen equipped with an electric oven and hob, microwave and dishwasher. The fridge freezer, washing machine/tumble dryer are in a separate utility room adjoining the kitchen. A travel cot/high chair can be provided. Heating, electricity and hot water are provided at no extra charge for visitors from early May until October. From early October to May a weekly amount of 50 litres of oil is provided at no extra charge. Additional fuel is then charged at cost price. Telephone available. There are smart televisions in the ground floor bedroom and the upstairs double bedroom. WiFi broadband internet available.

Bramble Cottage has a particularly pleasant and secluded and sunny garden at the rear of the cottage which is enclosed and often visited by wildlife (including rabbits, pheasants and partridge). There are lovely views across the fields and downs, and from parts of the garden the medieval castle of Carisbrooke can be glimpsed in the distance. An attractive screened and paved seating area with built in barbecue has recently been constructed at the end of the garden. Garden furniture is also provided so that meals can be enjoyed in the sunshine. Two cars can be parked at the side of the cottage. Bus service within a 5 minute walk.

Bramble Cottage Local Holiday Information Isle of Wight

Bowcombe is a small hamlet not far from Carisbrooke and a view of Carisbrooke Castle is obtainable from many part of Bowcombe. The villages of Carisbrooke is located at the heart of the Isle of Wight and is best know for the remains of Carisbrooke Castle which sits on the hill above the village. A small shop and a postoffice can be found in the village as well as a couple of public houses. A footpath runs from just outside the village all the way to Alum Bay in the far West of the Island.

Walking & Trails around Bowcombe

Tennyson Trail - The Tennyson Trail runs just north of Bowcombe and can be reached by a connecting footpath from the village. The Tennyson Trail runs all the way along the Downs to Freshwater Bay and then up to The Needles and Alum Bay. Tennyson Trail

Shepherds Trail - The Shepherds Trail runs to the South East of Bowcombe and there is a short connecting path to reach it. This trail heads down to Shepherds Chine on the South West Coast of the Isle of Wight. Here you can join up with the coastal path.

The centre of the Isle of Wight is best known for its historic monuments and beautiful countryside. The hills in this area are great for walking and exploring and paths fan out across the Isle of Wight. Carisbrooke, Bowcombe and Blackwater are found to the South and West of Newport. These small villages and Hamlets have unique access to all areas of the Isle of Wight and the sea is always less than 20 - 25mins away by car.

clean, homely and extremely well equipped. We adults loved all the reading material and the children loved all the toys and books. We have visited the Island twice yearly for the last 5 years and this is by far the best cottage that we have stayed in.

Bramble Cottage Access Statement and Disabled Access Information

Introduction

The cottage is situated in the Bowcombe Valley which is designated an Area of Outstanding Natural Beauty. Bramble Cottage is a holiday cottage set in landscaped grounds. The original cottage was built in the 1890s. The cottage was extended at ground floor level in the 20th Century. The cottage has two floors. There are shower and lavatory facilities on both the ground floor and the first floor. There is also a bath on the first floor. A sketch plan showing the layout of the cottage can be found in the cottage description.

Pre- Arrival

  • A basic description of the cottage, together with internal and external photographs can be found at www.islandcottageholidays.com.
  • Bookings and enquiries can be made at Island Cottage Holidays (01929 481555).
  • All guests are provided with written directions to the cottage by our agents Island Cottage Holidays.
  • The telephone number for the cottage is (01983) 523122. There is no broadband facility.
  • Public transport is available. The number 7 Southern Vectis bus which travels in a circular route from and to Newport via Brighstone, Alum Bay, Yarmouth, Shalfleet/Calbourne travels past the cottage. The nearest bus stops are a short walk up Bowcombe Road towards Newport. Use the bus stop on the same side of the road as the cottage for the Brighstone direction and the stop on the other side of the road for Newport and Shalfleet/Calbourne. A copy of the timetable is in the cottage. The timetables for all Island buses are available on the Southern Vectis website www.islandbuses.info
  • The nearest village is Carisbrooke which is accessible by car – approximately 1.5 miles or by the number 7 bus. There is a Co-Op minimarket/general store (open from 7 a.m. to 11 p.m. daily including Sundays) selling groceries and newspapers. There are also public houses and restaurants in Carisbrooke. In the opposite direction, the cottage is also approximately 3 miles from the village of Shorwell where there is also a general store/post office and a public house.
  • Taxi details are contained in the Visitors’ Manual in the cottage.
  • A copy of this access statement is in the cottage.
  • There are numerous footpaths in the area which can be accessed from or within a short walk of the cottage. Some of these footpaths are steep (particularly those leading up onto the downs above the cottage) and are unsuitable for pushchairs or wheelchairs. Good stout footwear is advisable on all footpaths.

Arrival and Car Parking Facilities

  • Full directions to the cottage and access arrangements will be provided by Island Cottage Holidays prior to your stay.
  • There is no on street parking.
  • There is parking available (for 2 cars only) on the concreted parking area at the side of the cottage. The parking area is accessed from Bowcombe Farm Lane.
  • There is a gentle slope up from the car parking area to the front of the cottage. The front garden is gravelled although there are some stepping stones leading from the front gate in Bowcombe Road to the front door.
  • Parking is approximately 10 to 15 metres from the front door.
  • There is a side gate to the right of the house (viewed from the front). This gate is latched and there are 2 bolts on the rear garden side. This gate provides access to the rear garden. The path into the garden has a slightly uneven surface (old paving slabs). The path leads to a step up to the patio at the rear of the house. (Height of patio above lawn 38 cm at its lowest point and 66 cm at its highest point).

Main Entrance, Reception

  • There is a low threshold step (height 9 cm) at the front door into the hall.
  • The front entrance is 79 cm wide. The door is hinged on the left.
  • The hall is 84 cm wide at its narrowest point and there are 3 doors providing access to:
  • On the left: The downstairs shower room (Door 73 cm wide)
  • Immediately on the right: The downstairs bedroom. (Door 76 cm wide)
  • Diagonally right: The dining area leading to the remainder of the cottage. (Door 75 cm wide)

Public Areas - -Hall, Stairs, Landing, Corridors etc

  • Not applicable.

Public Areas – Sitting room, lounges, lobbies etc

  • Not applicable.

Dining Room:

  • The dining room has an archway through to the lounge (width 150 cm).
  • Dining table dimensions 210 cm by 90 cm and height 75 cm. Legs on each corner.
  • Free space between table and wall is 50 cm. Space between table and side board 100 cm.
  • Chairs (all moveable) are solid oak and have no arms. There are 7 chairs in total. A highchair is available on request at additional cost.
  • Flooring is carpet.
  • There is a sideboard containing a variety of games including Scrabble, Monopoly and Trivial Pursuit and a Shove Ha’ppeny Board.

Sitting Room:

  • The sitting room contains a 3 seater leather sofa, a 2 seater leather sofa and a leather armchair. The chairs are moveable.
  • There is also a separate upholstered armchair, a nest of tables, a book case (highest shelf 73 cm from floor level) full of a variety of books, a chest (height 48 cm) containing DVDs videos and more books and a bureau (maximum height 99 cm) containing telephone directories, pens/pencils and paper and the bus timetable.
  • There is a flat screen remote controlled LCD TV together with SKY box and a combi DVD/VCR player.
  • The floor covering is short pile carpet. Certain areas are further covered with rugs for added comfort.
  • There are double glazed patio doors (width 115 cm) at one corner of the sitting room that lead via a step over and low (height 15 cm) step out onto the patio and then to the garden beyond.
  • There are doors leading from the sitting room to the Kitchen and to bedroom 2 (see below).

Stairwell leading to First Floor level

  • The stairs are steep and carpeted with short pile carpet. There is a handrail on the right hand side as you ascend the stairs. The stairwell is accessed via a glass paned door (width 74 cm) from the Kitchen. There are 12 stairs – each height 22 cm in height. There is no stair gate at the top or bottom of the stairs although the glass paned door at the bottom of the stairs restricts access to the stairwell to some degree. It is not possible to fix a stair gate to the stairs at the top or bottom of the stairs.
  • The top landing upstairs measures 122 cm by 172 cm at its widest point.

Bedrooms & Sleeping Areas

  • Room combinations: Ground floor - single bedroom (“bedroom 1”) , twin bedroom with additional bed available on request at additional cost (“bedroom 2”), First floor – 1 double (“bedroom 3”) , single bedroom (“bedroom 4”). Travel cot available on request at additional cost.

General:

  • Non feather duvets and pillows provided in each room.
  • Sheets, duvet covers and pillow cases are poly cotton.
  • 2 portable remote control TVs (with integral DVD players) are provided for use in all four bedrooms. TV socket outlets are available in all bedrooms. SKY active remote control handsets are provided to enable viewer to change channel in bedroom but this does not allow the viewer to watch different SKY channels throughout the cottage.

Ground floor - bedroom 1:

  • Door width 76 cm.
  • Single bed provided – 90 cm width.
  • Bed height 62 cm floor to top of mattress.
  • Short pile carpet.
  • Bed not moveable.
  • Short wardrobe for hanging clothes (height 128 cm).
  • Bedside table with table lamp.
  • Built in cupboard units (height from floor 80 cm).

Ground floor – bedroom 2:

  • Door width 75 cm.
  • 2 x Single beds provided (further bed available upon request and at additional cost) – all beds 90 cm width.
  • The bed closest to the door has a height of 62 cm from floor to top of mattress. There is another bed with a pull out bed under. The main bed has a height of 66 cm from floor to top of mattress and the pull out bed has a height of 63 cm from floor to top of mattress.
  • Short pile carpet.
  • Beds not moveable.
  • Tall wardrobe for hanging clothes.
  • 2 x bedside tables each with table lamps.
  • There is a short 18 cm step down to the bedroom from the sitting room.

First floor – bedroom 3:

  • Door width 73 cm.
  • 1 x Double bed provided (150 cm width and 194 cm length).
  • Bed height 62 cm floor to top of mattress.
  • Short pile carpet.
  • Bed not moveable.
  • Short wardrobe for hanging clothes (height 128 cm).
  • 2 x bedside tables each with table lamps.

First floor – bedroom 4:

  • Door width 73 cm.
  • Single bed provided – 90cm width.
  • Bed height 62 cm floor to top of mattress.

  • No space available to the right of the WC (i.e., to the left side when seated on the WC).
  • Upstairs toilet and shower:

  • Large shower cubicle 85 x 120 cm. Side entrance width 47 cm. Sliding door. Step over for access.
  • Provided with basin and close coupled WC.
  • Separate bath (length 170 cm and width 69 cm). Bath height 53 cm. Integral bath rails available on both sides.
  • Toilet seat height 42 cm.
  • Ceramic tiled floor.
  • Non-slip bath/shower mat provided.
  • No space available to the left of the WC (i.e., to the right side when seated on the WC).
  • Separate moveable wooden chair provided for hanging clothes or sitting. Not suitable for taking into the bath or shower.
  • Self-Catering Kitchen with separate Utility Room

Kitchen:

  • Kitchen entrance from sitting room via glass paned door – 73 width.
  • Kitchen entrance from stairwell leading from first floor level via glass paned door – 74 width.
  • Kitchen entrance from utility room via glass paned door – 79 cm width.
  • Kitchen divided into two separate areas. Archway linking the two areas – 115 cm width.
  • Inner kitchen area contains cupboards, main oven, grill and separate microwave oven, toaster and cafetiere.
  • Outer kitchen area contains cupboards, cutlery drawer, kettle, electric hob, sink, dishwasher.
  • Worktop height throughout 91 cm.
  • Main oven is drop down and at eye level, height of lowest shelf is 80 cm from ground level.
  • Sink is 92 cm high.
  • Hob is 92 cm high.
  • Flooring is ceramic tiles.
  • Evenly lit kitchen with spotlights. No under cupboard lighting.
  • Full operating instructions for all appliances are provided in the cottage and in the Visitors’ Welcome Manual.
  • Utility Room:
  • Entrance from kitchen is through a glass paned door (width 79).
  • Raised step over threshold strip.
  • The utility room provides access to the patio and garden via the back door. The width of the room at its narrowest point is 72 cm.
  • Fridge freezer. Highest shelf in fridge freezer 146 cm. Lowest drawer (i.e., to handle of drawer) in fridge freezer 42 cm.
  • Stacked washing machine and condensing tumble dryer (Tumble dryer is on top).
  • Height to bottom of tumble dryer door from floor level is 113 cm.
  • Height to bottom of washing machine door from floor level is 28 cm.
  • Welsh dresser with work top and containing drawers with spare bulbs, batteries etc. Worktop height 94 cm. Height to top drawer (i.e., handle of drawer) from floor level 78 cm.
  • Flooring is ceramic tiles.
  • Back door is stable door with step over leading to low step 13 cm down to raised patio area. Back door width 65 cm.

Laundry

  • There is no separate laundry but there is a separate front loading washing machine and separate front loading tumble dryer situated in the Utility Room. Full operating instructions for all appliances are provided in the cottage and in the Visitors’ Welcome Manual.

Grounds and Gardens

  • Medium sized south east facing garden mainly laid to lawn with some shrubs. The garden attracts a variety of wildlife including rabbits and pheasants.
  • The garden is accessed via the side gate (width 92 cm and height 193 cm) from the front of the cottage or from the raised patio area (itself accessible from the
  • Utility Room and Sitting Room via step over and low step (height 15 cm)) via three steps. At the lowest point the steps from the garden to the patio are 10 cm, 18 cm and 20 cm in height and at the highest point the steps are 20 cm, 18 cm and 28 cm in height.
  • The patio area can also be accessed: a) from the rear from the path leading from the side gate via two steps – height 15 cm and 9 cm – and b) from the side from the path leading from the former pig sty – via three steps height 19 cm, 16 cm and 10 cm.
  • The patio area is paved with three small sunken flower beds contained in it.
  • The garden slopes gently away from the cottage towards a field at the rear. There is a barbed wire fence at the boundary of the garden and the field.
  • The garden is enclosed on all sides but younger children should nevertheless be supervised at all times.
  • There is a meandering crazy paved path (slightly uneven) leading to the bottom of the garden from the patio area.
  • A small metal bench is provided for visitors to sit down and take in the views of the valley. There is also a hardwood table and set of six chairs two of which have arm rests (all chairs are moveable) for enjoying meals or a drink outdoors.

Additional Information

  • No smoking is permitted in the cottage
  • No pets or other animals are permitted in the house and no provision is made for them
  • There is a fire blanket in the kitchen on the side wall opposite the oven.
  • There are mains smoke alarms in the kitchen and dining area.
