This wonderful property stands beside the beach in Seaview – a small prestigious resort renowned for beach holidays, sailing and boating. It provides a destination for many discerning families who return year after year. The Beach House has a prime, peaceful position which enjoys panoramic sea views from most rooms. A stroll across the garden leads to a gateway providing direct access to Seagrove Bay and visitors can relax on the balcony and watch the children playing on the beach. There are lovely coastal walks leading directly from the house. The village centre of Seaview with its small shops and restaurants is within a 5 minute walk. The large seaside resort of Ryde is within a 5 minute drive.

The Beach House is a wonderful detached property, architecturally designed to take full advantage of the panoramic sea views. The opening walls of glass, the balcony and terraces of the house enable visitors to relax, enjoy meals and awake to the sounds and sight of the sea. The accommodation is ranged over 4 floors. The house has been furnished and equipped to the highest standards to provide luxurious accommodation for up to 10 people in 5 bedrooms with even its own specially designed cinema room. The rooms are light and spacious with a beautiful mixture of tiled floors and cream fitted carpets. The house is largely warmed with the use of under floor central heating and has constant supplies of hot water. A telephone & WiFi internet are provided.

The front door of the property opens into a wide hallway. Double doors open to reveal the spectacular main living area of the house with a virtual wall of glass overlooking the sea. Three sets of French doors open on to a spacious balcony with a large table and chairs plus a gas barbecue. An external staircase leads down from here into the rear garden. The accommodation on this floor is almost entirely open plan with a superb sitting room with a massive sofa, and arm chairs, wall mounted flat screen television and feature fireplace. There is a long dining table beside the windows and a splendid fully fitted kitchen equipped with a gas hob, two ovens, built in microwave and coffee maker; 3 concealed refrigerators, a freezer and a dishwasher and central island with sink, wine cooler and breakfast bar.

The Beach House - (continued) Stairs lead up from the central hallway where there is a cloakroom with w.c to two further levels. The top floor has a beautiful twin room with a large window overlooking the sea. The glass incorporates two large French doors with protective railings. This bedroom has a tiled bathroom with a bath, overhead shower, basin and w.c. On the landing two desk areas have been included. The floor below has two bedrooms - a lovely double room with an en-suite shower room with a basin and w.c. plus the master bedroom. The latter is a spectacular room being, amazingly spacious and with the prescribed wall of glass overlooking the sea. The double bed is exceptionally large and there is comfortable seating and a flat screen television. A dressing room area leads through to a luxurious bathroom with an oval bath, wet room style shower, two basins, a bidet and w.c. A doorway opens from the bedroom on to a mezzanine with a desk overlooking the sea. From this area one can look directly down on to the living area on the floor below.

On the garden level at the rear of the house there are two further lovely bedrooms which both have views across the garden to the sea and French doors opening on to the patio. There is a charming double bedroom with an en-suite shower room with a shower, basin and w.c and a spacious room with two sets of full size bunk beds and a single bed which is ideal for children. On this floor there is also a further shower area for visitors coming in from the beach with two showers and a separate w.c.; a wonderful home cinema room with a ceiling mounted high definition projector, Nintendo Wii, surround sound and comfortable seating; a utility room equipped with a washing machine, tumble dryer and Belfast sink. A central hallway on this floor leads to double doors which open on to a patio with garden furniture and an outside shower. Heating and electricity without extra charge. There is a patio and lawn at the rear of the house and a courtyard style garden at the front. Covered parking for two cars. (Agreement needed if the party of 10 includes more than 6 adults or 6 children).

Introduction

The Beach House is a newly built five-bedroomed detached property with accommodation over 4 floors. The property is accessed from a gravel drive and is situated in a quiet position directly beside the beach.

The Beach House is a modern-style detached property built to the Building Regulations current at the time. The property is spacious and there are minimal thresholds between rooms on each floor. There are however stairs within, and steps around the outside of, the property which may prove difficult for a wheelchair user to access all of the amenities offered.

The Beach House is situated along an unmade-up gravel lane on the outskirts of Seaview village directly beside the beach. The village has several pubs, a hotel, café, post office, small shops and a pharmacy. The nearest town of Ryde is 4 miles away. There is a large supermarket just outside the town, numerous small shops, cafes, pubs and restaurants, as well as accessible taxis there.

Car Parking

There is parking for two cars within a car port adjacent to the property, as well as parking for a further two cars outside the property. The concrete surface is firm, level and flat.

Entrance to Main Property

There are numerous entrances to the property. There is a side entrance door directly adjacent to the car port. This door provides access to the kitchen via three steps.

The main entrance is accessed by 8 stone steps leading down to a patio area (170mm high and 320mm tread), and then 1 step 100mm high, up into the entrance hall. The floor covering inside the entrance is tiled.

There are three further French door entrances accessed from the rear of the property into the lower ground level, all with 50mm thresholds. The rear entrance can be accessed around the side of the property, down a gravelled and stepped path, or directly from the beach at the rear. Two of the doors enter into bedrooms, the third into a corridor.

Halls, Stairs, Landings, Passageways

The ground floor entrance hall has tiled flooring and leads to the open plan living area, as well as to the stairs to the lower ground floor and to the first floor. There are 15 tiled steps to the lower ground floor, all 200mm high with 230mm treads. There are 7 tiled steps and 7 carpeted steps up to the first floor, all 200mm high with 230mm treads. There is level access throughout the ground floor.

The lower ground floor passageway is tiled and provides access to two bedrooms, shower room, utility room and cinema room. There is level access throughout the lower ground floor.

The landing on the first floor leads to two further bedrooms and bathrooms and to 13 carpeted stairs to the second floor.

Sitting Room/Lounge

The ground floor living room area is furnished with a large L-shaped sofa (3300mm long and 400mm high) and one soft chair. There is a large wall mounted LCD TV with remote control.

There is a table (760mm high) and 8 chairs (460mm high).

Flooring is tiled. There are three sets of French doors (all 1560mm wide) out onto a sun terrace.

Cinema Room

There is a cinema room on the lower ground floor, with cinema screen, surround sound and remote controls. There are two rows of three joined soft chairs.

Kitchen

The kitchen is situated on the ground floor. There is a breakfast bar (930mm high) with seating for 4. The worktops are 890mm high (with no clearance underneath to the sink or worktops).

There are two front opening ovens situated under a large hob. There are two fridges and 1 fridge-freezer. Flooring is tiled.

Bedrooms and Sleeping Areas

There are five bedrooms within the property, two located on the lower ground floor, two on the first floor and one on the second floor.

Bedroom 1 (lower ground floor) has two sets of bunk beds (bottom bunks 650mm high, top bunks 1800mm high) and a single bed. There is no under-bed height. Flooring is short pile fitted carpet. There are French doors leading out onto the garden.

Bedroom 2 (lower ground floor) has a double bed 500mm high with an under-bed height of 160mm. There is more than 2m space either side of the bed which is moveable. Furniture in this room includes two bedside cabinets (650mm high and 440mm high), a chest of drawers (750mm high and 1280mm wide) and a wardrobe (1960mm high and 1050mm wide). Flooring is short pile fitted carpet. There is an en-suite shower room leading from Bedroom 2.

Bedroom 3 (Master bedroom) is on the first floor. It has a double bed 600mm high, with minimal under-bed height. The bed is moveable, and has 2m space each side. Furniture in this room includes two bedside cabinets, 430mm high, a chest of drawers 760mm high and 2500mm wide. There is a built in dressing room with 2300mm high wardrobe and shelving. Flooring is short pile fitted carpet. There is an en-suite bathroom leading from this room.

Bedroom 4 (double bedroom) is on the first floor. This room contains a double bed 530mm high which has an under-bed height of 170mm high and which is moveable. There is around 1.2m space either side of the bed. Furniture in this room consists of two bedside cabinets (660mm high) and a wardrobe 1070mm wide and 1970mm high. Flooring is short pile fitted carpet.

Bedroom 5 (twin bedroom) is on the second floor. This room contains two twin beds with more than 1m space either side and which are moveable. Furniture in this room consists of 2 bedside tables and a chest of drawers. Flooring is short pile fitted carpet. There is an en-suite bathroom leading from this room.

Bathrooms, Shower-rooms and Toilets
