Here there are a small number of shops, a public house for meals and a leisure club with indoor swimming pool.

This spacious house is splendidly situated immediately beside the sea. A stroll across the lawn leads to the beach where swimming, beach sports and boating can be enjoyed. A delightful detached house with a private heated swimming pool set in extensive private grounds and with coastal views from all the front facing rooms. There is access to a wonderful walking area with footpaths following the downs at the rear of Monkspath on the Worsley / Tennyson Trail towards the Needles.
This lovely stone barn is attractively situated on the outer edge of Wootton adjoining delightful countryside and less than a mile from the coast. The sandy beaches of the seaside resort of Ryde are within a 10 minute drive. Wootton has several small shops, a hotel and three public houses, two of which have restaurants overlooking the attractive estuary. The Barn is in a good walking and cycling area. Osborne House, the island home of Queen Victoria and the steam railway are within a 10 minute drive.
This wonderful barn is one of two adjoining properties which have been converted from a very impressive ancient barn. The property has been designed to provide very attractive, light and spacious accommodation with vaulted ceilings, attractive beams, beautiful stone and slate floors.

Upstairs you will find a wonderfully spacious sitting room with beautiful large sofas and chairs, flat screen television/DVD; the master bedroom is a charming room with a super king size bed and wonderful views across fields to the sea. It has an en-suite bathroom with a bath, separate shower, basin and W.C. One folding bed for a child plus a travel cot/high chair can be provided. Central heating/electricity available without extra charge. WiFi internet access.
The Barn has a large garden of 3/4 of an acre which is fenced and gated. There are two patio areas with garden furniture plus a large lawn which is ideal for relaxing and playing games. Much of the garden is bordered by fields with lovely views. Three cars can be parked in the drive. Regular bus service to Ryde and Newport within 10 minutes walk.
The Barn is a non smoking cottage. WiFi Internet is provided free of charge at The Barn. The Barn is available for weekly self catering holiday bookings from Friday to Friday. The normal arrival time at this holiday cottage is 15:30 and the normal departure time is 10:00. Short break weekend and midweek self catering holidays are available from and 27th October 2017 to 17th December 2017.

Pricing and Booking Notes for The Barn
The village of Wootton lies either side of an estuary on the North East of the Isle of Wight within a 10 drive of Cowes to the West and Ryde to the East. The area around Wootton is made up of attractive countryside with numerous footpaths and bridal ways.
It is only a short drive from Wootton to the sandy beaches on the East of the Isle of Wight of which the two closest are Ryde and Seaview.
Blue Bell Cafe, Wootton - The Blue Bell Cafe is located just outside Wootton on the Briddlesford Rd and open for breakfast, lunch and dinner. The North of the Isle of Wight is a wonderfully varied location with beautiful coastal areas and historic sites. The main towns in the North are Yarmouth in the North West, Gurnard and Cowes in the centre of the Northern coastline, and Ryde in the North East. There is a sandy beach at Ryde, a shingle and sand beach at Gurnard and a long shingle beach at Cowes.
The principle town here is Cowes where a vibrant sailing scene exists and culminates in the yearly Cowes Week festival. Yarmouth also enjoys a strong connection with the sea and has its own festival of Gaffers which attracts a large number of brightly decorated boats.
The inland areas of the North side of the Isle of Wight are known for their beautiful countryside. The estuary at Wootton is an important area for birds and views across the estuary are often enhanced by a number of bird species. Footpaths and cycle tracks are numerous in the area and a great way to see the beauty on the North of the Isle of Wight.

The Barn is a recently renovated four-bedroomed stone barn. It is one of two adjoining properties converted from a large ancient barn. The Barn is accessed from an unmade-up gravel drive and is peacefully situated in a rural location at the edge of Wootton village.

The Barn is situated in a rural location, along an unmade-up gravel drive off of Bulls Copse Drive. The village of Wootton is approximately 0.5 miles away and has two pubs, a post office, several small shops and a pharmacy. The nearest large town is Ryde, around 3 miles away. There is a large supermarket just outside the town, numerous small shops, cafes, pubs and restaurants, as well as accessible taxis there.

There is parking for three cars around 20m from the property. The car parking area has a gravel surface.
Entrance to Property
There several entrances to the property. The main entrance is along a smooth and level paved path around 1m wide. The entrance into the property itself is through a side-hung door 900mm wide, and up a step 180mm high into the dining room.
The stone paving extends around the outside of the property to the side entrance doors into a ground floor bedroom. These are 1200mm wide french doors with a 150mm step up into the bedroom. There is a further entrance at the rear of the property into the ground floor sitting room area, accessed from a gravel area and with a high 290mm step up into the property.

Halls, Stairs, Landings, Passageways
There is an inner hallway on the ground floor leading from the sitting room and dining room to two bedrooms, with a solid floor.
The carpeted dog-leg stairs lead up from the sitting room and all are 200mm high with 250mm treads.
There are two steps into the ground floor sitting room which has smooth stone flooring. This room is furnished with a small sofa 1700mm wide x 380mm deep.
The main lounge is situated on the first floor and this room has two large sofas, both 2200mm wide x 400mm deep. There is a TV with remote control, Blue Ray DVD player. Flooring is short pile fitted carpet.
There is a dining room on the ground floor with a table 800mm high seating 8 people. This room has laminate flooring, a wood-burning stove, a side cabinet and a radio/CD player.
The kitchen/diner is equipped with a table 770mm high, with two chairs and a bench 460mm high.
The worktops are 920mm high. There is an under-counter front opening oven, with a hob above. There is a standalone fridge freezer, with the freezer compartment sitting above the fridge. There is also an under-counter front opening dishwasher. There is no clearance underneath the hob, sink or worktops. Light switches are all 1400mm high. Flooring in the kitchen area is stone.
The utility room is accessed through the kitchen. The door width is 660mm. There is a washer dryer and a condensing dryer in this room. Flooring is stone tiles.
Bedrooms and Sleeping Areas
There are four bedrooms within the property, three on the ground floor and one on the first floor. Bedroom 1 is on the first floor and has a king sized bed 780mm high and with 370mm under-bed space. There is space to both sides of the bed, which is moveable. Furniture in this room includes two chests of drawers (both 800mm high, with one being 1200mm wide, the other 1400mm wide), a wardrobe (900mm x 2m high), and two bedside cabinets (600mm high x 480mm wide). Flooring is short-pile fitted carpet.
Bedroom 2 on the ground floor has two sets of bunk beds, both with the top bunks 1350mm high and the lower bunks being 550mm high. Furniture in this room includes a chest of drawers (1000mm wide x 900mm high), a dresser 1600mm high x 780mm wide, a wardrobe 1580mm high x 930mm wide and two bedside cabinets (650mm high x 470mm wide). There is also a sofa, 2200mm wide and 350mm high. Flooring is short-pile fitted carpet.
Bedroom 3 is on the ground floor and contains a double bed 600mm high, with 290mm under-bed space. There is around 1m space to each side of the bed, which is moveable. Furniture in this room includes a chest of drawers (1000mm high x 900mm wide), and a wardrobe 2000mm high and 900mm wide. Flooring is short-pile fitted carpet.
Bedroom 4 is on the ground floor and contains a double bed 600mm high, with 290mm under-bed space. There is minimal space to each side of the bed, which is not moveable. Furniture in this room includes a two bedside cabinets (660mm high x 470mm wide), and a chest of drawers 950mm high and 1200mm wide. Flooring is short-pile fitted carpet.
Bathrooms, Shower-rooms and Toilets
There three bathrooms in total at The Barn. The first bathroom is on the ground floor and is accessed through a doorway 730mm wide. This room contains a bath (550mm high) with an over-bath shower fixed to the taps and a wash hand basin. There is a w.c. 400mm high with no lateral space for wheelchair transfer. Flooring is stone tiling.
There is a shower room also on the ground floor. This room contains a shower with a 580mm wide opening and a 200mm step into the shower, a wash hand basin 780mm high, and a w.c. (440mm high) with no lateral space for wheelchair transfer. Flooring is stone tiling.
The third bathroom is an en-suite to the bedroom on the first floor. There is a 250mm step down into the bathroom which contains a freestanding bath 660mm high, a shower with an opening 550mm wide, a wash hand basin 800mm high and a w.c. with space to the left hand side. Flooring is stone tiling.
Grounds and Gardens
There is a level paved patio area to the side of the property with a table and chairs seating six. There is another table and six chairs at the rear of the property within a gravelled courtyard area.
