Access Statement for Monks Path
Introduction
Monks Path is a detached holiday house set in landscaped grounds in the hamlet of Limerstone. There is an outdoor heated swimming pool. The house itself has three floors. The ground floor has toilet facilities but no bath/shower provision.
Pre-Arrival
- All guests are provided with written directions to the house
- The phone number for the house is 01983740278 - there is a broadband facility.

Public transport is available from the bus stop outside the property -the local bus service operates a service from Newport to Alum Bay. The time-table for the service is in the house

The nearest village of Brighstone is accessible by car - approximately 2 miles - there is a Newsagent, a General Store and a Post Office as well as Tea Rooms and Public House
- The nearest large town is Newport which is about 5 miles away.

Delivery of provisions can be obtained from Sainsbury in Newport

Arrival & Car Parking Facilities

The entrance to the property has a large gate and can be held open with hooks
- There is car parking for 3 cars directly outside on the driveway to the house

One space is on level ground with direct access to the flat path around the house

The gravel driveway is around 25m long and is part inclined

There is lighting around the driveway and path to the house
Main Entrance, Reception

The main entrance to the house used when you arrive is the 'Back Door'. The key to this door is retained in a the key guard in the Boiler room to the rear of the house. The code to the key guard is issued before arrival. This door is 850mm wide and has 2 steps up to the threshold.
- There are 3 other entrances to the house (Dining Room /Conservatory /FrontDoor) each have 2 steps

There is one entrance to the house - the alternative Back door - that has one shallow step
- On the AGA oven is the 'Welcome Pack' which has all details about the house within it.
Public Areas - Hall, Stairs, Landing, Corridors etc

There are no lifts in the property
- The stairs to the first floor have a handrail. The stairs to the second floor are steep and narrow.

There is are 2 WC's on the ground floor with a wash hand basin

The flooring in the kitchen is linoleum

The flooring in the dining room is wooden floorboard with a sisal rug

The rest of the flooring on the ground floor is carpeted in short pile (80% wool)
Public Areas - Sitting room, lounges, lobbies etc

The sitting room is furnished with a mixture of seating - 2 large sofas, a tub arm chair with foot stool and a leather sling chair
- There is a TV (with FreeSAT) and DVD, with remote controls. There is an iPod - dock /speakers
Bedrooms & Sleeping Areas

There are no formal bedrooms on the ground floor

There are 4 bedrooms on the first floor and a further large bedroom on the top floor. All bedrooms are carpeted.
- All bedding is cotton with non feather pillows and duvets
- Bedroom 1 and 2 have King Size beds and en-suite shower room
- Bedroom 3 has a double bed and an en-suite bath room
- Bedroom 4 has single bunk beds
- Bedroom 5 has 3 single beds and the playroom is attached to this bedroom
- There is a patio door in Bedroom 2 opening onto a flat roof with safety rails. This area is not for sitting on.
- The beds and other furniture should not be moved
Bathroom, Shower-room & WC [Ensuite or Shared]

All the bathroom facilities are on the first floor

There are 3 rooms with en-suite facilities either walk-in showers or a bath
- The main bathroom has a bath with shower screen and a basin
- There is a separate toilet
Self-Catering Kitchen

The kitchen is on the ground floor and is all one level

The taps are screw on/off

The worktop is at standard height
- Catering standard crockery is provided in the glass wall cupboards, outdoor crockery is provided in the cupboard beneath the work surface next to the fridge.
- Glasses and cups etc are in the wall cupboards. Pans and cooking pots/dishes are in the corner cupboards under the work surface

The gas hobs and electric double oven can be accessed from the front
- There is an electric AGA
- The freezer and dish washer are under the work surface.
- The kitchen is lit by three separate sets of spotlights. The flooring is non slip linoleum.
Laundry

There is a front loading washing machine available in the utility room. There is a tumble dryer above. A rotary washing line is also available.
Grounds and Gardens

There is a heated swimming pool

The pool has a cover that will prevent a small child falling in

There is a trampoline with safety enclosure and a triple swing

There is a large paddock

The garden around the house is undulating, there is a patio to the side of the pool

Patio furniture and BBQ are available for guests to use There is plenty of seating in the form of benches / chairs and sunloungers.

No smoking is allowed in the house

No pets or animals are allowed in the house, and no provision is made for them

There is a fire extinguisher and fire blanket in the lobby between the back door and the kitchen
